I'm new in property buying and have been surfing the net to do some research, etc.

Had visited the show unit of Subang Andaman in Batu 3, Shah Alam and also U1 Residences, which is also in the same place. Done some research on the developers and found quite a bit on U1 but not much on Subang Andaman's. I know someone mentioned Subang Andaman previously in this forum but it was left at that and nothing more.

Since most of you guys are experts here, any comments with regards to these 2 developments. I personally like the layout and the package offered by Subang Andaman. However, buying a property is not like buying a new handbag. Desperately need some advise here.

acording to someone , if talking about fengshui, andaman is stucked in a triangle , surrounded by 3 highway, 2 factories./ and a bit over priced

for u1, the developer is magna prima, taken over abandoned project and recently delivered casa prima & plaza prima in kepong ,u wan feed back, go realestates.net.my , under property investment n residence association. the developer is moving from bad to good ( avare , KL). google for it.

infact i hav booked one in u1 with discounted price, but i plan to cancel, u wan i can transfer to u.


Added on May 12, 2008, 11:25 pmsubang andaman freehold, the last i checked , good units at level 10 up, not facing the condo beside, 270K up, 3% discount.

Thats what Magna Prima's agent was telling me. About the air quality and the triangular shaped piece of land but I just wanted outside opinion as well other than just competitor's opinion.

But its just that I'm not so keen on Magna Prima's layout and they only have 3 bedroom units.

Any where else in PJ/Shah Alam that I can get around that price of RM250k-RM320k?

250-320K is a big budget, u can get many condo along LDP around this price. for shah alam, is abit over priced, the u1 i got at 225K. if u believe the project will grow, can always invest on it, i believe u heard the same story i was told. anyway , tomoro morning i will go there to cancel, u wan i can transfer the booking( for discount sake), u decide later.

Thanks for the offer. But I've checked and with Bumi discount, I can get more than that biggrin.gif Am actually looking for new developments that will be ready by 2010 or 2011. So more time for me to think it over, etc.

Any where nice that you have bought or can recommend?

any reason y must be new development? buy oready only think over ???

. since u r bumi, i guess fengshui may not affect u, then u may consider the ready condo next to andaman, less than 200K. around 180K can get 1000sf.

Think over whether to sell, rent or to stay. Thats why I'm checking out all sorts of development now. Feng Shui affects everybody liao. Who says Bumis don't believe in Feng Shui...he he..

Saw the one next to Andaman, finishing damn teruk. Kim Realty claimed that is of a different contractor. Just prefer new developments better than older ones.

i m done with my search in shah alam, so not going to view project anymore in shah alam unless any news come to me...

so far , U1 is one tht can park money there if got some to spare for next 3yrs, too bad i plan to park else where.

You can try to look at Kota Kemuning, their newly launched Lagoon Villa, Town House. 1918 sqft 300k below. I just cancel mine at Subang Andaman.

Look no further... I strongly recommend you to consider Kinrara Mas Bukit Jalil... It has balanced features for investment, location and good environment.. some of the positive points :
- Within Puchong area where property price is estimated to significantly appreciate..
- 3 alternative roads to KL (2 without tolls)..
- Current price range from 200k - 250k (not bad for a free hold land in a very strategic location). Most popular is Type B (1231 sqft, 4 rooms).
- Upcoming LRT station at walking distance (near Giant kinrara).
- Good prospect of Bandar Kinrara .
- Block B estimated to complete in April 2010.. (Block A sold out !!)
