need u guys help to talk about the area around damansara perdana.. the one with tropics, perdana emerald.. metro square..
how's the place during peak hour? is the traffic bad?
cuz i see there's only one road out under the tunnel..

anyway, it's cuz i planning to get a place in metro square.. u guys have any rumors or news about metro square? develop by mk land..
the place kinda small.. around 700++ or 800++ square feet..

would appreciate u guys to give some tips on the place..

The jam is not tht bad. Mayb around 10min frm top to LDP during peak hour but quite worried once the PJ trade center and neo complete.

Metro SQ got 700 - 800 sq ft units? the new development? Its very expensive. For a 1k sq ft unit, its costing around RM400k. Tht could nearly get u a basic armane terrace unit when it was 1st launched.

As far as i know, the existing Metro SQ are 1200 sq ft n above. The prices are around 300k. But rental return very bad still. A 1200 sq ft bare unit can only fetch around RM1100. Density is still quite low and supply seems more than demand.

imo, Perdana Exclusive and tropics is still a better buy. got a fully furnished 997sq ft unit for around RM250k only. The same but unfurnished unit is around RM235k.

where is this perdana exclusive?

Perdana condo or Tropics (Block E & F). Its the condo between Emerald and Armanee Terrace

iproperty.com.my has some listings for smaller units at Damansara Perdana Exclusive.

Heard METROPOLITAN is badly designed ... very condensed... complaints about shopping complex feel, carpark confusing, no residents' privacy feel, etc..

Many trying to sell.

Seems the older projects are more in demand eg. perdana view, tropics, emerald, etc

but tropics and emerald are kinda old units..
i do get one tropics for sale from an agent around 265k fully furnished..
emerald is ok but the maintenance fee i heard is a bit on the high?

if metro sq get so much bad reviews.. i'd really rather look at emerald or tropics..
but 800 sqft is a bit small actually..
