The jam is not tht bad. Mayb around 10min frm top to LDP during peak hour but quite worried once the PJ trade center and neo complete.
Metro SQ got 700 - 800 sq ft units? the new development? Its very expensive. For a 1k sq ft unit, its costing around RM400k. Tht could nearly get u a basic armane terrace unit when it was 1st launched.
As far as i know, the existing Metro SQ are 1200 sq ft n above. The prices are around 300k. But rental return very bad still. A 1200 sq ft bare unit can only fetch around RM1100. Density is still quite low and supply seems more than demand.
imo, Perdana Exclusive and tropics is still a better buy. got a fully furnished 997sq ft unit for around RM250k only. The same but unfurnished unit is around RM235k.
