anyway, im currently looking for my first purchase. for my own stay. (newly married)
-must have 3 rooms
-good location is a must! (i work at damansara perdana and klcc)
-price is in the region of <RM150k (yeah, not much help here)
-doesnt care if its 2nd or new unit
-low rise is a must (i sleep walk buahaha)
-low maintanence fee (should it be a apartment/condo)

ill add up more criteria later. but off course all the above is flexible.

currently im looking at some area, still cant make up my mind

-ketumbar heights(the cheap one)
-pandan heights
-sg long area(damn far man)
-puncak jalil d/s
and lots more that i cant think of right now.

anyway, looking to buy it in 6 months time.

help and opinions, is VERY much appreciated.

if you're looking at very good locations i doubt you can find anything below 150k...

if you don't mind topping up a bit more on your budget, there are several areas which come into mind, bukit jalil and seri petaling area are pretty well-connected, there's always miharja with ample public transportation, PJ areas have plenty of good condos, puncak banyan of cheras...

hi...anybody can give any comments about amansiara townhouse, jln ipoh (selayang). is it worth to have it one for my first house? how about future potential for sale or rent? location? or maybe better to have second hand terrace house (for the same price range (rm170k - rm200k)...really

anyway, im going to check out puncak jalil d/s afterwards, and maybe if i have time, sg long/bukit mahkota area there. the d/s is really tempting ( 170k - 200k budjet). any of u guys think these areas can go BOOM or at least have some appreciation?

flora damansara - went there already, well the only con was that the building was.. DAMN high. and im afraid of heights. haha. other than that, its a nice place.
cheras perdana apartments - too old.

im going to check with the bank if i could be given more loan. just in case i found something more than 150k or 200k hehe

bank would only approve your loan if your monthly installment is within 1/3 of your salary.

Is this puncak Jalil was developed by TALAM? If yes, I suggest you stay away.......

U can check out Pangsapuri Mawar n Melur @ Bandar Baru Sentul, they fit ur budget, very near to jln Tun Razak, although its a highrise building lah.

Ya ya.. i was told the first few phases was done by TALAM.
and off course, if hear TALAM, everyone seems to lari kaw kaw. haha.
anyway shorlisted a few more. i will go and view (round round style) on the weekends.
i still have around 2-3 months to make a decision, then around 3 months for transfer and stuff.

hopefully ill get lucky and find my dream home. anyway, thanks for the suggestions guys keep it comin.. as always

Sg Long having property fair. I heard over the radio there are discounts up to RM150k now. Then again, I think the RM150k discount's for the bungalows. The condominium's are going at a RM15k reduction though so if u were looking there, perhaps u should relook again - it's a good time to get it now, in my opinion.

Yeah I'm no bro! Anyhow, I checked the fair out last weekend; condo (Greenview) gets RM15k discount and it's applicable until the 25th so I suggest U go take a look if U don't find the place too far.
