 ASB loan, worth to get it???

Just to get full dividend on it. No issue if you taking now. I taking my first 100k asb loan few years back around Oct. Yet I still manage to get 2k+ dividend from it. Notbad.jpeg
btw, I suggest you to divide it into 100k + 100k. Easy for exit plan. smile.gif

Agree.
But i advice to diversify the investment. At least there few other investment can cover one another if goes wrong.
I did invest property a lot too. It took me a while to get through 2+ props along with ASB loan. Bank dont like it.

And as others had mentioned, buying the asb-rta will reduce your roi but you will get protection. For my case, i'm not buying asb loan for protection, but for roi maximization.

Thanks for the hint. ROI 25% in 3 years is consider very good IMHO. I also active in property investment & rental. However, property investment seem going to slow down. Time find other strategy.

I haven't open ASB2 account yet. Having 100k ASB loan on the 3rd year and compound it. Let me try with small test 50k ASB loan for 2-3 years and see the outcome.

btw, I believe now most of the bank will waive CCRIS record for ASB loan when you applying Home Loan if you've copy of ASB Loan Letter Offer. I did that early last year.

You can talk to your banker about this.
Maybe my portfolio with HSBC Bank is strong enough and having good tracking record. I got 1mil+ loan with them so maybe they want more money from me. biggrin.gif

For capital appreciation, yes it's slowing down. But the best time to buy is during a slowdown when ppl dun hv enough holding power and prefer to dispose with some losses.

With current property price, most rental cannot cover 30yrs monthly installment. That's why holding power and back up money is required.

Good thing about property slowdown now is the developer giving various discount and freebies. I found some developer giving a very good promotion. Sadly, I don't have enough bullet for big game yet. 2-3 years ASB loan with ROI 20-30% is one of decent way for me to regain bullets.

Subsale can't do much about it. Wait the owner throw price then.

Is there any grace period after terminating ASB loan?

Let say having 100k ASB loan with CIMB Bank then after 1-3 years terminate it, then re-apply again new 100k ASB loan after previous loan successfully terminated.

Depends on your objective.
If you do it as force saving then go on cos it is still higher than your loan value.
If you do rolling dividend, you will might consider to terminate it.

I max ASB1 loan and been running for 3 years without withdrawing any single cent. I believe current rate is still acceptable. Rather than I simply spend the money at others. Haha.

Tbh, mebeng asb rate & tenure tak boleh pakai.

ASB2 also pancit. Not sure wanna make my ASB2 full or not yet.

Monthly commitment alone already took me about Rm5k/month. 1.6k/month for asb+asb2. Remaining is property, car & insurance. Planning to let go property to reduce load due to bad market.
