I might discontinue the ASB loan, the gap between the ASB return and interest rate is too small
*

U do not understand those investors who have a choice not to borrow to max up the ASB account.

the asb cert value is consistent

A question, is the bank 'supposed' to revise the monthly installment payable for the ASB Loans if there is a revision to the BR? My monthly instalment has been the same even though there was a revision of the BR in July/August 2016. Is this normal? I've gone to BNM and asked about this and apparently it's 'up to' the bank to decide. Any thoughts on this?
*
bro call your bank CS..they will advise u. usually bank will revise according to current BR/BLR. unless ur loan is fixed interest.

some banks they dont revise the monthly payment but your tenure will be shorter or longer. again have to confirm with ur bank. preferably if u have the home branch of your loan even better. hope it helps

So what you are saying is if I had 245k cash in ASB, no loan (for simplicity sake). If I wanted to take a 200k loan I need to take out the full 245k and put elsewhere? Then my ASB will be left with only 200k? If that's the case, everytime I terminate and reapply, I will be back at square one with only 200k and compounding interest is non-existent.

With due respect Bro haziq, I believe can just take out 200k and leave 45k inside. So when the bank approve my loan, and put back 200k sijil I will have back 245k...(200k sijil + 45k cash).
*
can bro..no prob...its exactly like u said..if u have 245k cash in asb..the banker will instruct u to move 200k elsewhere( asb2? maybe) and apply max loan 200k...so u will have 200k sijil + 45k cash in asb. higher dividend there and will maximise asb2 oso thumbsup.gif

I see...that makes more sense now. Nowadays I tend to overthink things trying to get stuff to be perfect as possible - gotta stop that I guess!

Anyway thank you again bro buggie for the constructive comments and useful explanations.  biggrin.gif

EDIT: Just another question, which bank currently has the best user-friendliness when it comes online loan payments?

there is a thing called analysis-paralysis...too much calculating in the end didnt do anything..lel

Well about that im not too sure. But for now CIMB doesnt accept anymore for asb 2 financing. Maybe RHB have some quota left for financing. As far as i know each bank have their own quota for financing but follow to what is left from the reserve quota at PNB. ASB 2 quota only 10 billion. An last i checked still left 2.6 billion quota.
*
maybe somebody with 2.6 billion edi fill the quota brows.gif brows.gif brows.gif

anyway asb2 seems not solid atm..ur thoughts bro

actually i'm interested to know about the wording for the bonus.

It says that for the 0.25 cent bonus,  "now calculated using average minimum monthly balance for 12 months".

What does it mean?

I remember bonuses used to be calculated differently, right? Or all the while its like that?

Anyone care to enlighten?
*
yes before this it takes longer average into consideration...10 years liddat..so if u long term edi put in ASB more profit mang. now they revise to take 1 year only. so better la..haha

but old timers rugi lar..no advantage edi compared to noobs..hahah

okay, let's just take into consideration (just for the sake of calculation.

Let's say I have RM20,000 worth of units (as in 20,000 units anyway since RM1 = 1 unit, buy or sell)

So, does it mean

First 10,000 units x 7.25% + RM100 = RM 10725+ RM100

Then the second one would be

Subsequent units x 7.25% (in this case RM 10725)

so total = RM 21460 (up from RM20 000) initially?
Second question.

Let's say lah, Jan 1 2017 (not 2018), the account has 20,000 units. So the above calculation(s) should be correct.

Then let's say from Jan 1 2017 until Dec 2017, I have faithfully put in RM500 monthly.

So by the end of Dec (lets assume sempat before closing accounts etc.) I have 26,000 (since I put in RM500 monthly)

How does that calculate? Or no additional calculation, and therefore back to the 7.25% x 20000 units starting in January 2017?
*
20,000 x 7.25% =rm 1,450 coz u got 20k from jan 17. bonus now calculated lowest balanace average for the year

fisrt 10k x 1%. so u get rm100.

total dividen is rm 1550 lor.

for 2nd question u have to calculate each month balance everytime u add up the rm500 coz its pro rated.

ayam cannot calculate coz now layan hnnngghhhh at kopitiam

I have ASBF 50k with yellow bank for 5.0% profit rate.
Paid for about 4 years IINM now.
I'm thinking of applying for 150K.
Should i terminate the existing 50k and apply another 100k

OR

terminate the current one, and apply 150k from another bank?

Which one is better?
*
Terminate the 50k and apply 200k mang..now interest rate very low.

Thank you for all the PMs from the bankers here.

I went with Maybank - as it is convenient for me and it’s where my salary is credited too, so auto debit is easier.

Just to update - ASB 1 with Maybank 200k @ 4.8%, 30 years tenure with around RM 7k takaful - monthly is around RM 1.1k.

ASB 2 with Maybank 100k @ 4.8%, 30 years tenure with around RM 4k takaful- monthly is around RM 520++
*
need two years just to clear your takaful..lol

btw maybank can waive takaful or is it compulsory?
