i always have negative perception on asb financing.
upon reading so much seems it is quiet good though.
for a start, how much asb loan should I take?
ASB loan, worth to get it???

QUOTE(buggie @ Nov 18 2015, 12:32 PM) Hi. Sure bro... It's on a single IC 200k how much u are paying every month?Everyone knows that max you can put in ASB is 200k. but as you earn dividend, the size will expand. So for eg if after the first year you have earned 15k dividend, your ASB size is now 215k! so if you were to withdraw 5k and leave 210k in there, you can still put back that 5k in even though you have 210k already there. So for me, I took the max loan about 8 or 9 years back earning dividend which i never touched and let it compound. Dividend size grew to 200k essentially doubled. So I had 200k sijil and 200k cash. Took out the 200k cash and put into ASB2 and replaced it with another 200k sijil from MBB. Making it 400k loan in ASB Hope this helps. is it can be covered with your ASB divident? |

QUOTE(wts6819 @ Oct 29 2015, 12:52 PM) Just to get full dividend on it. No issue if you taking now. I taking my first 100k asb loan few years back around Oct. Yet I still manage to get 2k+ dividend from it. Notbad.jpeg when u said divide here what do u mean?btw, I suggest you to divide it into 100k + 100k. Easy for exit plan. |

QUOTE(wts6819 @ Jan 7 2016, 07:44 AM) Whoah 170k! Max out loan ya. Owh asb2 higher than asb1?ASB1 = 7.25+0.50 ASB2 = 7.50+0.25 I usually look at first figure. Didn't hope much at the Bonus(+xxx) cos I nvr plan to put it inside so long. That seems good news. I am planning to make 4 loans. 50k + 50k for asb1 30k + 70k for asb2 Not sure got approval or not as i am having 2 mortgages with me. |

QUOTE(wts6819 @ Jan 7 2016, 12:51 PM) Is there any grace period after terminating ASB loan? i dont think so.Let say having 100k ASB loan with CIMB Bank then after 1-3 years terminate it, then re-apply again new 100k ASB loan after previous loan successfully terminated. From the my banker's explanation, you are free to terminate-reapply-terminate-reapply according to your need. provided your loan facilities dont have lock in period. |

QUOTE(ashx @ Jan 11 2016, 03:27 PM) I'm planning that too.. but why 30:70? 30:70 because I am aiming to close that 30k after 4 years. so that will leave 70k.Which bank are you going for? On a second note. Say i have 100k in hand *i wish* and i would like to start using ASB as a safe 1Mil target in 20y time. Planning to get a 100k loan + 100k in hand for this. What's a good path for me? Do i : A) Get 50 + 50 loan to max 200k on ASB1. B) Get 25 + 25 + 50k in hand on ASB1. Then another 25+25 + 50k in hand on ASB2. I'm basically trying to leverage both so i can get slighly higher ROI since asb2 is so close to asb1 now. Am i dreaming or is this valid? Then I will make another 30k, and the cycle repeats. anyway i only apply 100k in total. 100k cash in early years, let it compound is better than loan, loan of course u need to pay interest to banks. win win ma. 100k cash in the other hand, the money is yours, you earn everything for u. |

QUOTE(buggie @ Jan 23 2016, 05:20 PM) The answer to your question is 400k loan plus approx 80k from previous years interest. So this is the result from interest on 480k. Looking forward to next year where interest will be on 523k! The awesome power of compounding interest... Hai abang buggie.I just signed my asb loan. I do 30k + 70k = asb 50k = asb2 Ok ka? First wan to cancel 50k but mebeng officer seduced me to just sign that 50k. She said 50k can be pay upfront using existing asb money i have so monthly commitment is low. Untung ka if that the case? So neves. This post has been edited by mt24: Feb 7 2016, 01:51 PM |

QUOTE(buggie @ Feb 9 2016, 12:01 PM) Congrats on your new venture. No need to be nervous. If things go wrong remember that you can always terminate the loan with no penalty whatsoever. Yeah keep it is the best way to maximize it. I am afraid later when new commitment coming, who knows in future, i will only able to eat Maggi mee all the time The important thing here is for you to know and understand how much you can afford to pay out each month. And invest within your limits according to your priorities. For me, if you're gonna use the dividend to pay off the loan not really worth it. If you wanna have 50k dividend every year, you gotta let it compound. That's the only way. And that's why it's beneficial if you can max your loan (within your monthly payment capacity) as soon as possible. The faster you do that, the more years you can compound it. As for the 50k ASB2 loan, if you use existing ASB money to pay off you will lose it's dividend earning capacity. if you can use your monthly income to pay off instead of using your ASB money then all the better. How many years you are holding to the loan before u sell it off? Or u serve till 25 years? |

QUOTE(Mr.Docter @ Feb 11 2016, 06:01 AM) Sorry, but why not maximize all the loans for ASB first since generally ASB is the one with higher nett return per annum? I dont have strong reason just want to diversify my investment. According to mebeng staff she said asb2 fund is limited. Once finished no more new fund allocated. In comparison to asb it is always open. Some more according to her, asb2 dividend always following asb one. Dunno la if she just tok kok only or what. |

Banks don't give any cert after loan approve is it? How do i know the approval fund already into my asb account? If they mistakenly put in someone else account how? |

QUOTE(haziqnet @ Jun 2 2016, 02:52 PM) Actually it is up to individuals. If u more comfortable to go with Selangor fatwa and Asb is haram for u. If u feel fatwa Kebangsaan is more correct and u have confidence in them so u go for Harus. But some people, for rokok they will ignore fatwa Kebangsaan and asb they will choose fatwa Kebangsaan, that is not a good way to choose i guess. |

Nyesal dengar pujukan staf mebeng. |

QUOTE(haziqnet @ Sep 7 2016, 02:40 PM) klu loan guna asb2 rugi sedikit..tp x byk manapun...sbb asb 2 interest dia kurg sedikit berbanding asb 1...so sbb tu di syorkan klu nak buat loan mesti guna asb 1 dan asb 2 bole utilize yg guna dividen utk byr loan...asb 1 guna duit sendiri...so compounding interest dpt lebih byk... Kalo guna dividen bayau instalment lagi rugi bang. yes some bank are quite difficult...like affin and maybank...but for cimb less difficult compare to others...how do i know? because when i proceed for my wife loan on both bank affin and cimb using the same documents, only cimb approved my loan...affin bank rejected it... Benda da berlaku kan so aku proceed je la. Nyesal gak termakan hasutan abang mebeng hari tu. |
