just sign off asb loan from RHB yesterday. applied last week and approved few days later.

interest 6.6%, total asb 50k + insurance RM1069(total insurance for 25years) with loan period max to 25years. monthly need to pay rm300.
why so long? because i want take low monthly , rm300X12month=rm3600 i pay per year, let say i got dividen for 8% plus bonus so its around rm4000 per year.
so basically i paying rm3600 for 1st year, by next year, i will use dividen to pay the monthly loan and its gonna be free money.

That's what I'm saying. There's no way taking loan is better in this kind of case. You'd be surprised to know how many people are that privileged

math proof it all.

But the thing is, when you take the loan, you're exposing yourselves to the risk of losing money due to interest payment. Same can't be said if you invest using your own money. Whatever you put will definitely turns into profit for you

easy, if u think the asb loan no longer be profitable to u, can simply terminate asb and get back ur money in the prinsiple.

but remember, if the dividen rate much lower than lending rate, of cos bank also scared and mybe lower the lending rate. if not. every1 will terminate asb loan and bank no longer hv business in asb loan.
this asb loan is kinda risk free to bank and easier to liquidified the cert if anything happen.

Why is everyone saying as if terminating asb loan is such a simole thing? You lose dividend and as seen from multiple forumers here it can take 3-4 months to terminate
*
like i said, example if not profitabke anymore.
this is my last post , stupidity at it fines.

wrong, it only take less than 1 months now. i did terminate mine last year and its very fast. get back the surrender valuer included the takaful within 2 months.

Hi guys

Need some advise here. Thinking to apply asb-i loan for 200k and loan period around 15-16 years. Which offer from which bank is the best?

thanks in advance
*
just find any bank that give u lowest rate. around 4.7-4.8
early this i got from maybank 4.8, since easy for me to use mbb2u.

loan period 15-16years?? why so short bro. u should take longest. so that monthly can be lowest or the dividen paid more than installment for 1 years. ASB financing is not like personal loan, its not fixed.
if u hv extra money, pump more cash max u can get in ASB2 also, so better dividen.

Thanks for the feedback.

What you mean by ASB loan is not fixed?

I heard ASB2 full already, not have chance to open the account lasttime.

did u mean more longest the loan period is more better?

thanks
*
i mean the rate is not fixed like personal loan.
ASB loan/financing more like mortgage loan, it will reducing principal amount in times.
so when u terminate the loan( bank will selling the cert), u will get surrender value.

the longer the loan, the lowest commitment u need to pay, the lowest risk u will have.( since if dont hv money to pay the monthly, u can use the dividend to pay it, but u wont get max return).

yeah, ASB2 loan is full quota already, but u still can open the acc for cash deposit.
let say u able to save 1500 per month.
use that money to pay 1200 for 200k ASB loan per month, another 300 u can put in ASB2 as cash deposit.

you can do simple simulation and calculation urself, which 1 is the most profitable.
the power of compounding is volume and time.

Your personal loan would have to be at an interest rate of 2.7% (effective rate of 4.95%) or lower if your sole intent is to invest in AS.

Otherwise, better return the money - you are losing $$$.

true for the rate.
some more max 10 years only, so the monthly commitment quite high compared the dividend income and you will likely need to topup every month laugh.gif laugh.gif

It will reduce the principal.. Example, owing 90k.. Pay 10k extra, call your bank or agent to ask how to make a direct payment to reduce the principal...next month/installment, interest will be charged on the 80k balance instead. Depending on when you paid the extra amount.. Cuz daily calculations.

if bank allow, i think u can do it but need to do it counter and pay the amount directly to prinsipal.

"However, do note that unlike semi-flexi home loans, ASB loans are basic term loans. Extra payments in monthly instalments do not lower the interest payable."

This is when u pay normally thru loan account. and i always do this cos dont want pay monthly. laugh.gif

Anyone know how much you'll get when you terminate the loan? Last month I terminated my 65k loan for 3 years, and today only RM700 is deposited into my account. I feel like something not right here.
*
u need check back ur outstanding amount. this amount is vary, any1 here cant calculate for u if u dont specify the loan period, rate etc.
64k - <outstanding loan> = rm700.

Okay so my loan period is 30 years with ir of 5.30%. I checked the amortization schedule using one of the calculator online and at 36 months, my balance is at RM63052. So 65k - 63052 = 1948. Is my calculation correct here? If so, then it doesn't make sense that I received only RM700 back.

But maybe what @lotter92 was saying above could provide some explanation to it. Yes I did have takaful attached to my loan but how do I check for this? Do I need to call the bank and check?
*
the takaful premium should be included in ur loan amount., mean when u take the loan, 65k + takaful premium( around few k depend on ur coverage)

ur surrender value for the ASBF
sijil 65k - 63052 (outstanding) = rm1948.

then u also should receive surrender value for the takaful since u terminate early.
i think u should check with the banker directly.

ur 700 is in ur bank account or ur ASB acc?
last time when i terminate, they deposit back into my ASB acc
