 ASB loan, worth to get it???

Guys ... kindly advise
Which bank the lowest interest for ASB @ 200k for 20years ?
If pay advance 12months is easy they approve right, then dividend will cover each year right ?

Guys... kindly advise blur case here...

I am helping my friend to seek answer for ASB @ 200k for 20years loan..

1. Which bank has the lowest interest rate ?
2. If settle full loan early any penalty ?
3. If pay upfront 1year lum sum & let dividen cover next year loan & so on..
Is this a good idea?
4. Can this act as an insurance? If anything happen .. his family will benefit..

Thanks to you guys, my friend got the 200k loan..
He is planning to service consistent every year until it reaches RM300-400k. From there he can constant re-draw about 25-27k each year, RM15k to cover ASB year & rest cover house loan. He told me is hard but later years senang.

Yes, Around 3-5years the longer the better, push the capital higher for high dividend return...
Minus current year vs. previous year... he is selling every damm things & always forcing us to buy..
