Hi guys, sorry if this is not the right avenue but I just want to share that we are currently having a promo in Ambank for ASB financing @ 4.75%. Max tenure is 30 years with no lock-in period.

Should you have any enquiries, I will be more than happy to answer them.

Thank you! smile.gif

Wow, didn't even know AMbank was an agent!

Thanks for the info. Do you have ASB2 loans and what are the rates?
*
No worries smile.gif

And yes we do! Same rate @ 4.75%

Seems that not many are aware that Ambank offers ASB financing too.

Anyway, Ambank ASB/ASB2 financing promo is still available @ 4.75% for 100k and above. Max tenure is 30 yrs with no lock-in period, and takaful is optional smile.gif

promo valid until when?
Would you mind to tell when is the best time to take up the loan?
*
Promo is until the end of this year.

Imo the faster the better, to benefit from the max 30 years loan tenure since the loan is only up to 65 years of age. And also the earlier you do, the faster you’ll be able to reap the return.

Is Maybank's asb loan insurance optional? Does anyone know?

I found the 5k insurance premium on a $195k loan a bit too much.... is this usual? I'm in my late 20s not an old human....
*
I need to know your exact age but it's around 4-5k.

Not sure on whether insurance is optional, but if I'm not wrong Maybank's ASB loan has lock-in period with a max tenure of only 25 years?

At the time of my application I was 26 and it's been 3 years since. Loan tenure is 25 years. I can't seem to find my loan and insurance agreement now so not sure if there's a lock in period =/.

Planning to refinance with with a lower interest rate and get rid of that insurance. I don't find the insurance necessary since the bank can sell the sijil and get back their money in full.
*
Insurance premium at that time may differ from the premium today. It would be around 4.2k today.

Lock-in period is 2 years if I'm not mistaken. What's the rate offered at that time? Above 5? hmm.gif

The interest rate offered 3 years ago was 6.6% now they have reduced to 5+%.

If the usual range of the insurance premium price is 4.2k then my 5k is a lot =/...

Perhaps I should refinance with other banks without the insurance.
*
Well, you can definitely profit more with lower rate and longer tenure (30 years). How much are you currently paying monthly?

My monthly installment is $1,174.

It would be good if Maybank insurance is optional..
*
Ah I see.

As for Ambank, monthly instalment of 195k @ 4.75% for 30 yrs is RM1,018 excluding takaful.

Do let me know if you would like to have a look at the repayment table smile.gif

And also fyi if your new loan application is disbursed at the same month you terminate your existing loan, you will still get to enjoy the full 12-mth dividend. Whole process of application to approval to disbursement takes about a week or two.

no lah.. dividen based on baki terendah setiap bulan.. terminate & disburse within same month only 11 month dividen ( for 0 cash full asbf )
*
Yes you're right, but in his/her case it's not fully asbf. Sorry for the misunderstanding.

QUOTE(syirbiznatch @ Nov 5 2017, 02:47 AM)
Lock-in period only 1 year right?
*
I'm not too sure on that. Used to be 2 years if I'm not mistaken.

Hi guys, wanted to ask

How long will it take to be disbursed into the asb account once loan is approved and signed? I have 1 bank who will take 1 month plus and another bank who promised just 2-3 weeks.
*
Within a week or two for Ambank. Depends on how fast the MO key in and submit for disbursement.

QUOTE(Musikl @ Nov 8 2017, 03:34 PM)
From my past experience with cimb,
Within a month after approval.

On a side note, is asb2 loan still available?
*
Ambank ASB2 financing is still available @ 4.75%, applicable to 100k and above.

Promotion will end on the 8th of Dec as that's the last day to purchase ASB units for financing. Need to apply earlier tho as the whole process of application to approval to disbursement takes about a week or so.

Can contact me if interested smile.gif

Sorry to say cant. You need to have a payslip or voucher payment at least. Without either one of this u cant apply for asbf. But u can use proxy to apply by using one of the member in your family who have a payslip to apply with u. Non fixed income will consider as a high risk for the bank.

If u insist can try to apply at maybank. I dunno if they still take person without fixed income anymore or not because before can. Keep in mind apply asbf with maybank, takaful is compulsory and only 25 years for asb 1.
*
Yup, same over here in Ambank. However non fixed income is fine, be it partly or fully variable.
