QUOTE(exitsortie @ Mar 29 2015, 12:50 PM) The monthly payment you're paying is the loan payment you take from Maybank. The divident you get in January every year is given by ASB (PNB), so they are separate. When people say use your divident to pay loan, what they mean is that you have the option to take out the divident money every month, and pay it to your loan account. But you will have to initiate this yourself. Of course you can also take this divident money and go jolly, while pay off monthly loan using your salary. Whether or not you can transfer ASB divident to your bank account via online, that you have to check with your bank. Same goes to if you want to double confirm that your 100k ASB cert is there. Banks dont lie, if you get your loan contract then it should be there. Note that when you borrow 100k, you dont borrow cash as in real cash. What you get is a 100k ASB cert parked under your ASB account to earn dividents. oh ok...now I understand ...thanks

Hi guys. I just want to get ur opinion.. I'm planning to invest in asb with max 200k value.. Just that i'm not sure to go for asb loan or refinance my current home.. For my house the remaining balance to pay to the bank is about 156k. Have been paying about rm1.1k for about 10 years and i find the interest is slightly high compare to current rate. So i plan to take 360k refinancing for 20 years of which 200k from that portion goes to asb, remaining to settle the loan. . From the calculation done via loanstreet it should around 2.4k payment per month.. Pro is that i have 200k cold cash in hand but i need to serve the loan for 20 yeara @ 2.4k. Another option is via asb loan.. From calculations done from loansteet calculator i should be paying around 940+ for 20 years, but from the schedule that maybank provided its around 1.3k per month. Which is correct im not sure but i'll assume the latter ia correct. Pro is that i can stop the loan if my financial doesnt permit or br too high but i can only gain the interest.. Both methods will require me forkout extra 1.3k per month, only diff is risk and gain.. Thats why i would love to get your opionion as to which method ia better.

ASB bonus will be based on a few years money in it .. let say I have 250k in ASB for 10 years and I have enjoy full bonus .. 1 day, I withdraw for about RM100k and put it back after 1-2 months ... the year end, will I enjoy full bonus or I have to wait next year? Or even worst 10 years to enjoy full bonus payout?

Anybody know whether the ASB loan is still available given the potential moratorium which may be imposed by Bank Negara few months aback?

Is there a reason to take the asb loan during start of the year instead of now(end of the year) due to dividend?
If taking the 200k loan means the account need to be cleared empty first?
I just started working and thinking of taking the loan

I taking my first 100k asb loan few years back around Oct. Yet I still manage to get 2k+ dividend from it. Notbad.jpeg btw, I suggest you to divide it into 100k + 100k. Easy for exit plan.

Sorry noob here.
I have been paying for ASB loan, which is 30k. 200 monthly pay. Of course theoritically if dividend they will take 7-8% from that 30k 'loan'. How about if we have balance from previous savings. Will they calculate (30k + xxx amount) x 7-8%? Sorry really noob in this matter, but hoping to learn.

Yes, dividend will calculate based on your available balance (loan+ your own money inside ASB account)
