QUOTE(cikalakacikaci @ Jan 29 2014, 11:46 PM) ASB loan is just a "loan".Loan has 2 type in the market: Conventional and Islamic. If you can buy car using Islamic loan, why not for ASB? It is just a loan where you buy a certificate from ASB. You might be confused with the "hukum" of ASB and "hukum" of loan. Loan itself by "hukum" is haram when involving interest. ASB is deemed gray area as there is some questionable element. |

STRATEGI PELABURAN ASB: SIMPAN SENDIRI vs 'LOAN' ASB case study: simpan bulan2 RM1200 vs LASB 200k, dgn div ASB 7.5% pa.
Kedudukan kewangan selepas... TAHUN.....simpanan.......LASB.......LOAN BALANCE.....NET 5...............81K..............287K...........178K................109K 10...........197K..............412K............149K...............263K 15 ..........303K..............592K........... 112K...............480K 20...........601K..............850K..............63K...............787K 25...........942K............1220K..............0.................1220K NOTA: 1.Loan balance diperolehi dari loan amortization schedule 2. Total investment (money out of our pocket) for both cases is RM1200x12x25= RM360k As you can see above, ROI using ASB loan is more compare saving using your own money. |

QUOTE(potenza10 @ Feb 3 2014, 08:52 AM) yes bfr is still the same 6.6but the new new package is only minus 1.15 effectively 5.45 whereas the old one is minus 1.65 or effectively 4.95 so the old one is better..the new one is not attractive at all..for a smaller loan i think one has to top up the different in monthly payment and dividend. but for maybank conventional... it stays the same 6.6-1.65 |

However, we have to also consider for the long run. This ASB loan will affect your credit rating at CCRIS and thus might become an obstacle when you want to apply for housing loan etc in the future.Kedudukan kewangan selepas... You need to pay yourself first before paying others. Take the loan only if you have confident enough of not taking any big loan in the coming 3 years. |

Boss Nidz, i apply asb loan after bought my 1st house....and some says if you have asb loan with let say maybank, they will offset the installment and take it as an income when you apply other loan...but of course after few years servicing your asb loan without any bad record.and i double check with my rhb friends and yes, they will consider as an income. Owh, I got the same case. My friend want to buy a second hand car, but all bank reject coz records too "clean".and i double check with my rhb friends and yes, they will consider as an income. If you never take a loan before, banks will be hesitant to give you a new loan. So how to loan if you never apply a loan but need a loan to approve for your loan? |
