Just want to confirm this.
1) Which bank consider asb dividen as an income?
2) And whats the percentage amount?
3) dividen as income, is it only applicable to those who have asb loan OR everyone who have asb account?

haziqnet whats the % of dividend that cimb take? 80%?

1) Iirc, banks that considers dividend as an income includes: Maybank, CIMB, Bank Islam, Public Bank, RHB, Ar Rajhi. You may want to confirm this with the respective bank itself.
I see. What about BSN? And Cimb only take 7%(not sure the calculation)

2) To simplify things, it works this way, monthly installments that you paid is considered as commitment while the dividend you receive yearly is considered as income. So if your ASBF tenure is 30 years, your yearly installments will be slightly less than the dividend you receive. Hence, after a year, the income will offset the commitment.

3) Both is applicable. But for ASBF, installments will considered as commitments.

I asked Bank Islam. They only consider ASBF.

Yes 80% of future dividend. Average 3 years or 7% which is lower. Divided by 12 month into income component. This calculation applicable for ASB loan. Other loan facility need to confirm with the bank first but CIMB will take ASB dividend as an income.
Thanks faiz...well explained. Better than me... smile.gif

Average 3 years or 7%? Can you explain more on that? And i take out the dividen, then will the bank still consider it as income?

In 3 years let say the dividen for 2014, 7.5%, 2015 7.25% & 2016 6.75% so add up all and divide by 3, u get the average dividend. Than x 80% and divide 12 month.

Well there are calculating for the future income dividend suppose the bank can consider it.
*
Assuming:
2014: 6500
2015: 6000
2016: 5500
Total: 1800
÷3: 6000
X80%: 4800
÷12: 400

Is this how bank calculate? The 400 will be added to the net income, right?

If not mistaken bank will calculate based on your loan amount or total saving amount in your ASB account. Let say ur loan is 100k average dividend rate for 3 years is 7%,

Than the dividend amount can be take as an income

Dividend = 7000

7000 x 80% / 12 = 466 (your income dividend per month)
*
So for exact figure have to ask the bank personally.. Thanks

Even the bank officer only tell us this much..but i will tell u later if i get more info

But for your info bank calculate for future dividend not current or previous dividend...thats why they need average % dividend in 3 years.

i just took asb loan last November, so will the bank still take note of it?

I have applied for 200k ASB loan from Yellow Bank but I am not sure about the extra 'Profit Charged' in my account.

Description                Debit                  Credit

PROFIT CHARGED++++++RM625.79++++++++++What is this extra 'Profit Charged'?
RTA PREMIUM DEBIT++++RM6,896.00+++++++++PRTT of 30 years (have to)
GST DEBIT ++++++++++RM3.00++++++++++++GST charge on the ASB cert
MISC DR - CERT FEE++++RM50.00++++++++++++ASB cert
DISBURSEMENT+++++++RM200,000.00++++++++The loan amount
The banker never mentioned about it only the ASB cert, GST and PRTT part, I will surely contact my banker for explanation.

Interest charges? How it is calulated?

Well, Yellow Bank said it compulsory, have to. It must be in full amount. The PRTT has its surrender value: PRTT RM6896 but first year if surrender is about RM5189, so if surrender I will only actually pay 6896-5189=1707 of PRTT. Anyway will plan to have this running for 3-5 years+ at least.
*
don't know.. tongue.gif but every month, in m2u, the charges will be shown in the loan history..

TAKE NOTE most bank only provide conventional loan facility. So far i know only CIMB and MAYBANK provide this...other banks im not sure...

so before apply ask the banker if the loan is islamic or conventional.

I think maybank will offer Islamic financing option by default, unless client notify the bank that they want the conventional...

Actually, how does the takaful affect the loan? for example: 30k loan, 5.2% and takaful around 1360. let say, if I cancel the financing, the remaining takaful will be reimburse back to me? and at this point, is the 30k loan already reduced a bit?
