For 200k?
Usually banks have 2 tier , below 100k and above 100k have different rates.
If 10k to 100k what's the current rates?
*
Should be 4.8 upto 60k and 4.75 for 60-200k

By renegotiation method will the installment amount will be reduce if the rate is lower? If not will the extra installment payment are going into paying the principal ?
*
Instalment amount won't reduce if less than RM50. You just shorten your tenure. Those with cimb please get in touch with your officers to reduce interest rate to 4.75 or 4.80. It won't be considered as a refinance and you won't lose any dividend by doing this.

Don't listen to specific people here who think they know everything when they're just an insurance agent. Those people are just here for their benefit to get clients here.

Hi guys, is there a best time to apply asbf?
Like perhaps end year etc
*
Better don't apply now. See economy and stock market doing so bad. Next year confirm dividend will be very low

Stock market keep dropping everywhere. But you don't see asb loan rate being reduced by a lot. Could end up with lower dividend than bank interest. Rather than take loan, its better to deposit the money into asb directly using your own money

Nevertheless, I can forsee the dividend will never going to be lower than the bank interest. ASB is exclusive for bumis and not publicly available. If dividend is lower than interest, then ASBF itself will defeat the purpose.
*
In this current climate that's why asbf is not viable anymore for those who want to apply new loan. You can't even use rolling technique anymore without topping monye

Correct me if I'm wrong but your repayments are fixed whereas the dividend will always increase over time as long as you don't touch it. Essentially at some point even if the dividend is lower than the loan installment at the start considering the economy in the near future, you'll still make money in the long run hmm.gif
*
but you get more if you save your own money instead of taking loan.

If your discipline is excellent, yes we can do it with your way. However, for someone who can't stand against free money in your bank, then its different story.

agreed. in the end discipline is most important

who ask you to do rolling. do rolling for poorfag with no monthly savings.
that's the point. but ignorant ppl kept comparing dividend rate to bank rate 1 to 1 eventho such direct comparison is invalid.
show me how u save more using ur own money on asb vs asbf.
*

Asb dividend 5.5%
Asb loan interest 4.5%
Your net dividend 1%
Compared to fd 4%

Dont take loan guys. Much better to save own money

You better terminate then.... Cause you don't know how to use this asbf. You'd keep losing money. Just cut your losses and invest elsewhere

I wont terminate la... I'm making loads effortlessly...
*
i terminated dy dont worry. just dont want people to get scam by insurance seller trying to meet their kpi when it's so obvious you get more by putting your own money in asb

QUOTE(lotter92 @ Mar 7 2020, 02:16 PM)
Woah 300k asbf and 16k installment? You sure you're not bluffing?

ASBF loan is 200k max nowadays and loan for asb2 is discontinued years ago as far as I remembered. Even with 300k, 16k installment yearly, for monthly it will be around 1.33k. Even with longest tenure of 35 years, (40 years tenure just started recently from certain bank), the interest rate is 4%. Walao, so low, you sure you're not bank owner son or something?

Typo error. He meant to say 200k.

16k installment corresponds to 200k loan. Even the didviden he mentioned is on 200k

And yes pnb cap @ 200k
*
QUOTE(red streak @ Mar 8 2020, 08:52 PM)
He's even claiming it's 300k  rolleyes.gif

Meaning that, your loan is 200k and your total divident before you get 15k is 100k.

So I got 100k dividend?
