 ASB loan, worth to get it???

still cant get my brain into this.

my last logic calculation based on my fren 200k loan
monthly is 1072
turn out to 12864 per year.

lets say 8% x 200k is 16k
so he can get extra 16k-12864 = 3136

so the next 2nd year he got 8% x 203136 = 16250
so he can get extra 16250-12864 = 3386

so the next 3rd year he got 8% x 206522 = 16521
so he can get extra 16521-12864 = 3658

at least in 4th year his worth is already 210k plus.

is that correct?

pls advice me.

Sir, you are correct that it is a heavy burden to carry 2 loan at the same time.

But, with asb loan you burden will reduced to minimun.

Year 2014, take asb loan for 200k for 25 years.

Monthly : RM1,170.00
Dividend 8% : RM16k

Year 2015, buy house RM100k++ for 25/30 years.

Monthly around : RM600/700.00

So, in 2015 monthly loan payment shd be RM1,170 + RM700 = RM1870.00 (yearly 1870*12=RM22,440)

You already have dividend for RM16k, only need to top up loan payment 22440-16k=6440. That less then RM600/month.

Repeat the situation till end of tenure, you get a house with RM200k cash. tongue.gif


p/s: it will depend on blr, high rate will need to fork more pocket money. Also a bit risky to get approval for housing loan when you already have RM200k loan.

It's very easy to get asb 200k loan approved. Infact its 99.9% success as long as ur not bankrupt. Bank makes money by lending you asb loan anyway...

but after getting ASB loan, it will be harder to get other loan..such as car or housing loan as bank will take account . ASB loan is an option..house and car are necessity..my 2 cent only..unless you have car and house already, then go ahead.

Yes, asb loan will be included during calculations of your second house. I have a friend, unable to apply car loan due to already taken asb loan 100k..so he have to buy his car under wife name instead.

yes ur commitment i.e asb loan will be taken into consideration when applying a new loan. it will weigh down ur chances. but speaking from experience i hd no problem with my new loan provided tht u go for the same bank for ur mortgage or car loan.

better still, apply with the same officer. he/she will be more than happy to assist you. i personally did a check with maybank rhb and bank islam and was told that they dont count asb loan as commitments. that said it, i do think tht it depends on the officers as there is no clear cut guideline for this.

Agree, and asb dividend also can be considered as additional income.

Yes, we can only do deposit but we can't see our balance in our account. Transferring duration to ASB acc is 2 days. Make sure your ASB status 'ACTIVE'.

i think what he meant was whether he can see his loan acc in his m2u under loan section..the answer to this is yes..i think as long as the loan is under our name and ic number whatever loan that we hv with maybnk will appear..at least mine is like tht.

and yes we can top up our asb acc thru m2u but we wouldnt be able to see the acc. i hv made a mistake of depositing some money into my asb acc only to be refunded the next few days not knowing tht i ve exceeded the amount.

Is it good if i terminate the my asb loan after 2 years?how much do you think i can get?its 150k for a period of 25 years. tx in advance!
