For MBB's 4.9% rate,

Minimum RM50k, no lock-in
Insurance minimum 5 years tenure, full amount (tally with the loan amount)

Yes it is. at 4.9%, you are saving .35% worth of interest each year.

Every 0.1% p.a. for every RM100k, you are saving RM100/y on interest. So at .35%, you would be saving RM350 a year. this amount gets reduced as you pay your capital (as the interests are charged on the capital outstanding), but you get the idea.

the rates are being quoted in the form of BR/BLR +/- spread. While the spread is fixed for any given loan, the BR/BLR float according to the economy.

Historically, the BLR has never been higher than the ASB dividends. So if your loan is based on BLR, and the spread is negative (as it should be otherwise you are paying too much), there would almost always be some form of positive net returns.

The same can be applied to BR + spread, since the interest movement quantum are the SAME for both BLR/BR for any given banks in Malaysia, that I know of

Nope, you will still get your Jan-July dividend. You might miss on your August dividend though

For every 0.1% p.a rate difference @RM100k you are losing RM100 per year to the bank.

So if you have ASB loan of RM200,000, and is getting 5.15% p.a, and there is another bank that is offering 4.85%, you are essentially losing RM600 a year

Rate plays a huge role especially for a collatoral loan with a fixed type of asset (as opposed to mortgages)

During application they will want to see your ASB income statement - either downloaded or shown in the book.

Divide that dividend by 12 months, and apply 80% to get this recognized as part of your gross income.

No. To show the dividend earned. This is why if you get our ASB loan in mid year, your HL application will be affected. Because the monthly commitments for the ASB loan is calculated in full but the dividends earned are partial

For variable income like dividends, rental, OT, commissions, etc, almost all the banks will not recognize 100% of the income (averaged monthly, for 6 months period) due to its nature of well, being variable.

As such, when calculating your gross income, these variable income is only recognized 80% of its value. 1 big bank in Malaysia in fact only recognize 50% of variable income
