 ASB loan, worth to get it???

Yes i also have this in excel an u r correct. But the post i shared is about how bank take the dividend as an income.

Im not talking about cumulative dividend in asb financing. Maybe your misunderstood what im trying to explain.

But still tq for the sharing its gud though. Many people dun know how to calculate the cumulative dividend in asbf.

Yes but if calculate start from july than the dividend will not be much and yes the future dividend income will added to existing nett income. Great right.

GOOD NEWS Cimb asb2 financing is open back for very limited quota. Private message me for more info. If u guys really want to apply need to apply fast. No promises that your loan will be disbursed or not. 50/50 chances. This might be your last chance. 10 billion quota is almost reach.

I just get an info regarding bank rimau asb financing. They already revised the installment start from 1 april.

Thats why all of the bank rimau customer received a letter regarding the increment in the installment.

200k asb increment is about 30+/month.

RHB bank also do the same start from 1 mac.

Only bank sotong and few banks still remain the installment.

Hi Haziq,

i check my asbf loan account with cimbclick there is changes in the principal amount although the monthly payment still same. Meaning interest portion is much bigger than principal portion. Can you confirm this?

Yes correct the interest portion is bigger than the principal value. This is because the BR still increase but the installment remain. Thats why most bank increase the installment so the current principal value wont effect and loan tenure is not extend.

For example :

Loan 200k
Installment 1050 (4.8% rates)

The interest portion for this is

31/360 x 4.8% x 200,000 = 826.66

Principal value
1050 - 826.66 = 223.34

And when the rate is increase from 4.8 to 5.05%

The interest portion is this

31/360 x 5.05% x 200,000 = 868.72 (increase 43.06)

Principal value
1050 - 868.72 = 181.28

Now can u see the different? This is the reason why the loan tenure is extend if the installment remain.

Is this a new rules or guidelines from bank? Last time I check with bankers (few months back), they said any asbf with tenure less than 1 year, they will count it as commitment only.. only asbf taken more than 1 year will they include the dividend as income...

They are both way. If the loan still not received dividend yet bank will take the future dividend as income. After received dividend bank will take it as an income. I was told like that.

If the loan is less than 1 year, than bank will take future dividend income mostly not the current. You know the answer already.

The upper draw is by using rolling method..the second one below is the compounding method..depends on how your capabilities and what is ur target for the savings to grow..

ASB2 dividend haul this year Attached Image

With ASBf haul at 40+k, total haul for the year from ASBf + ASBf2 = 56k. Thanks to following the strategy...

Next year should be close to 60k!
