QUOTE(Sifha238 @ Dec 21 2011, 12:51 PM) Now everytime you go to Maybank to open ASB account the salesperson will push you really hard until you agree to take this loanĀ because why? Because it is fruitful to them la bro...aiyooooo.the loan takers are still blind.they suck your dividend every year to enable them make more money EVERY year..i mean EVERY year.It is different between enjoy dividend per year vs hoping duit pokok at end of loan tenure.Let me put like this. U buy a house secara hutang and give the pemiutang a right to collect the rent for let say 30yrs during loan tenure.when finish 30yrs, the housr is yours.at least the house price will appreciated according to 30yrs time frame.AT LEAST. But it doesnt work with your asb loan...come on laaaa...100k is still 100k in 30yrs future. This post has been edited by potenza10: Dec 22 2011, 12:54 PM |

STRATEGI PELABURAN ASB: SIMPAN SENDIRI vs 'LOAN' ASB case study: simpan bulan2 RM1200 vs LASB 200k, dgn div ASB 7.5% pa.
Kedudukan kewangan selepas... TAHUN.....simpanan.......LASB.......LOAN BALANCE.....NET 5...............81K..............287K...........178K................109K 10...........197K..............412K............149K...............263K 15 ..........303K..............592K........... 112K...............480K 20...........601K..............850K..............63K...............787K 25...........942K............1220K..............0.................1220K NOTA: 1.Loan balance diperolehi dari loan amortization schedule 2. Total investment (money out of our pocket) for both cases is RM1200x12x25= RM360k As you can see above, ROI using ASB loan is more compare saving using your own money. |

QUOTE(Nidz @ Feb 4 2014, 10:38 AM) This is true. However, we have to also consider for the long run. This ASB loan will affect your credit rating at CCRIS and thus might become an obstacle when you want to apply for housing loan etc in the future. Boss Nidz, i apply asb loan after bought my 1st house....and some says if you have asb loan with let say maybank, they will offset the installment and take it as an income when you apply other loan...but of course after few years servicing your asb loan without any bad record.and i double check with my rhb friends and yes, they will consider as an income. QUOTE(Ziax @ Sep 17 2014, 02:14 PM) I have an enquiry. I took 200k loan for 20yrs with maybank and stop after servicing 2 years. Total refund i get including insurance termination is about 5.8k...Currently, I'm taking 100k loan for 25 years. I have been paying rm600/month for the past 2 years. I have used the dividend i got from first year to pay for the 2nd year instalment. I was wondering what if I stop the loan financing? Do I get the sum that I have been paying for the past 2 years? I was told by Maybank staff , I wouldn't get back the amount paid to the bank. But if I pay full for 25 years, I would get 100K? I'm a bit confused. what if that person decided to stop the financing 12.5 years after taking up the loan? He wouldn't get 50k? |

QUOTE(Seng_Kiat @ Sep 17 2014, 05:56 PM) I believe you still earn 'delay return' which is dividend (unless you terminated on January). yeah...i just terminate my loan on last june and the refund i get is from principle i paid + insurance termination..and by end of this year shall get dividend for jan-may.This 'delay return' you will come in your ASB in January Next year. Here is my calculation: Lets assume dividend given by PNB to ASB funders is 7% per year. - You will earn about 0.58% / month - If you terminate on July, you still have dividend from January-June, 6 months. 0.58% x RM200k = RM1166/month x 6 months = RM7000. In next circle, you will get RM7000 dividend on top of RM5.8k. Correct me if I were wrong. |

QUOTE(Seng_Kiat @ Sep 18 2014, 10:14 AM) Cool! .. i apply home loan and to increase my chance to secure the loan...only rhb, cimb, maybank and ambank are considering dividend from asb loan as an income to offset monthly payment. others bank are not.By the way=, whats the reason you terminated your loan? 2 years already and you probably not paying the loan from own pocket already. |
