The interest is vary from one bank to another. You may survey but during my time about 2 and half years ago, Maybank Islamic offered me the best.

The interest rate or profit in Islamic is based on BLR minus a few percent. In my case, -1.65 if I am not mistaken.

Mate, ASB loan is not a fixed contract where you can exit the loan anytime during the tenure. If BLR sky rocket to 8%, it is a small profit (8%-1.6 = 6.4%) while ASB dividend for past 20-30 years is always above 6.5%.

Imagine if BLR hit 10% which I don't think will happen in near future, we can always cancel ASB loan and get back the money.

ASB loan is the best scheme for bumi and please take advantage of it. Of course, bank is making money out of your loan but you too, making money out of bank money. So, it is a win-win situation for both party. rclxms.gif rclxms.gif

That's great sharing bro but I heard that some banks consider ASB dividend as part of income if their ASB loan more than 1 year. How true is this?

guys,

ASB bonus will be based on a few years money in it .. let say I have 250k in ASB for 10 years and I have enjoy full bonus .. 1 day, I withdraw for about RM100k and put it back after 1-2 months ... the year end, will I enjoy full bonus or I have to wait next year? Or even worst 10 years to enjoy full bonus payout?

(Total earning - capital)

1100 x 12 = 13,200 (d)

3146/13,200 x 100 = 23.83%

I want to ask you is there any low risk investment out there that can give you ROI (23.83%) in 1 year?

If you do ASB saving how much at least of dividend you must get to have this much of profit?

Please do remind asb financing is the best tool that u can use as force saving. If u r saving by yourself im prettry sure you cant hold that money from being used when u really need it.

So please do asb financing with knowledge. You only see asb dividend is getting less years by years and are not profit. Its wrong. Still profit but less.

Investment will have time it go low and then go up again.

I will give input no 2. Reason why they cancel and reapply asb loan again is because they increase the loan capital. For example, you have extra money is RM600 per month only which roughly enough to pay for RM100k loan. On second or third year, you earn dividen. From dividen of RM7200 (assume 7.2% dividen out of RM100k loan), you will have extra RM600 permonth for second year.

So you cancel the loan after dividen, and reapply new loan with RM200k which monthly roughly RM1200 per month. You have dividen money RM7200 (rm600 per month) top/ up with your ‘regular’ monthly RM600 for 200k loan.
