hi guys. fresh grad on first paycheck here, confused about a couple of things regarding asb loans:

1. why do people tend to maximize the loan tenure? when i use calculator, despite having a higher monthly commitment, shorter tenure loans in the long run leads to lower total payment. is there something i am missing?

2. i read earlier in this thread that people cancel their loan every 3 years and reapply? this one completely confuses me. won't it be better to fully pay off your loan? how is this viable?

3. now that asb is closed for the year, is it better for me to wait until it reopens for me to apply for the loan? or will i only have to start paying for the loan once asb is opened again?

thanks in advance guys  laugh.gif

Hi there,

1. By maximising loan tenure, e.g. 30 years, you are actually getting a higher return by paying less compared to with a shorter tenure. The lower the tenure, the lesser the profit you are getting off ASB loan up to a point where you actually get to save more by saving on your own.

2. Depending on the situation, most people reapply to get a lower interest rate. Lower interest equals lower instalment, so they actually get to profit more from reapplying.

3. Whether you apply now or next year does not matter as current ASB loan application will only start to disburse in Jan. What matters is the interest rate offered by banks right now vs later.

Hi all, i have an asb loan with cimb bank. Can i still use the myasnb app to check my statement or dividend? If yes, I just need to update my phone number at any branch and register correct?
*
Yep, need to update phone number before you can register online.

Hi..i'm planning to apply asb and asb2 loan together with my wife..i heard we can max out the loan up too 800k for both of us..anyone can clarify if this true.

My wife is not working..hence all the monthly payment will come from my salary..
*
Hi, yes you can. Meaning total 400k ASB and 400k ASB2. In your case if your wife wishes to take up ASB loan then she has to do a joint loan with you.

Yup, not many are aware of this 😅

If I’m not wrong, BSN offers conventional ASB loan only, not Islamic.

Anyway if anyone is interested to take up ASB/ASB2 financing with Ambank @ 4.75% can contact me for more details. Basically the promo rate is only applicable to 100k and above with no lock-in period and also takaful is not compulsory. Processing fees will be personally waived as well!

Thanks smile.gif

How to check amount eligible for loan? I cant tell from my balance since it's total with dividends.
*
Amount eligible = 200k - Total Current Balance excluding Dividend and Bonus

And do take note that loan must be in the amount of 1000's

Edit: Amount eligible is exclusive of Dividend and Bonus. Sorry for my mistake.

Dividend and bonus earned doesn't count into the 200K quota.

Oh really. From what I have spoken to PNB, they are counted tho. Will have to reconfirm with them.

Sorry my bad, you don’t have to. Dividend and bonus are not counted.

That means the max cap only calculte the principal?
*
Yup that’s right.

Also should you wish to check the exact loan amount eligible, then have to drop by any ASNB branches as they won’t be able to do it over the phone since IC verification is required.
