TS, next time pls be more selective when choosing tenants. And always remember to put THAT extra clause in the tenancy agreement to protect yourself next time. Its your property, your terms. Also, it would do you good if u have several frens whom are quite "gifted" in "collections"

Actually, since there were no agreement signed, tenant cant do anything if wideawake tries to throw his stuff away and look for a tenant.
