Depending on yr location, in Penang install aircon 1 hp - cost of pipes $280 per aircon , installation 150 per air con Price goes up if hp higher1. Plaster ceiling for 450sqft ( basic shud be ok, no fancy2)

Install i lamp 8 to 10 per light
water heater 50 to 60 per unit
fan 20 per unit
