Hi, I plan to renovate and old 22*70 single storey old terrace house. The objective is to make it comfortable to rent out to people. I plan to do the following and wonder what is a realistic budget?

1. To demolish existing old terrazzo tiles in living, dining and kitchen area and to replace with new 2ft x 2ft tiles including floor levelling in an area approx. 650 sq ft

2. To replace existing roofing with new roof tiles

3. To demolish old shower room (4ft x 6ft) and update with new floor tiles and wall tiles up to 5ft high and install new basin

4. To demolish old WC (4ft x 6ft) with old style squatting toilet bowl and update with new floor tiles and wall tiles up to 5ft high and install new modern sitting toilet bowl.

5. To redo piping system (expose piping will do)

6. To replace 4 room doors and 2 toilet doors

7. To replace all rooms windows. Total 12 panels (not sure about the size but assume standard)

8. To repaint whole house interior and exterior

Thanks for estimate. What if do full reno for a 1540 land area single storey but without changing the layout?

1. Change living, kitchen and dining area from terrazo to new tiles
2. New tiles to rooms, currently just cement flooring
3. Tile the whole car porch, currently just cement and garden
4. Fully renovate 1 bath room and 1 WC, change all the fittings and fully wall tiled
5. Change all piping and conceal, hacking required
6. Check all electric, re-do wiring and add some points including 4 air con points and ready piping
7. Plaster ceiling for the house in order to conceal the work done in no. 6
8. Install auto gate point and alarm point
9. Change all doors and windows panels
10. Paint whole house interior and exterior

RM80k enough?

I would like to get some opinion from some reno sifus. Recently I saw a 35 years old double storey house. I like the location very much. But the house has low ceiling height and it is really bugging me on how to raise the ceiling height especially for ground floor.

The only way I can think of is demolishing the whole house and rebuild but that would be too costly. Is this the only solution?
