Hi guys, I would appreciate any sort of help here. I am 25 and planning on buying my very first property for my family and I to stay. Here is one of the options I'm considering at the moment. Basically the land is about 5000sq ft and there is an old house, tenanted at the moment. The house is small, about 1500sq ft. I plan to do the following reno:

1) Ground levelling for a slope in front including a retaining wall. (the slope is about 500sq ft, 10ft tall)

2) Knock down the walls and to increase floor space and build new walls. (from 1500sq ft to about 2000sq ft)

3) Floor tiling for the whole house. Currently it is cement.

4) Tiled kitchen top, basin etc. (my mom likes the old school concrete and tiled type)

5) Floor+wall tiling, change toilet, sink and shower head for 2 bathrooms.

6) Add another bathroom.

7) Autogate and concrete to cover the drain (2 ft x 60 ft drain)

8) Plumbing and 3phase wiring.

9) Paint the whole house.

Currently, the plumbing and wiring is all functional. The roof is also in good condition. Just planning to paint the roof tiles as well.

I am going for basic but good quality materials in terms of tiles and finishing. The idea is to have a spacious house with a good layout like how they used to build ‘em in the good old 70's and 80's.

I would appreciate any kind of price estimation or advise for the works mentioned above. All without furnishing.

I'm from Bukit Indah, Johor Bahru. Anyone know the cost of tiling 20X10 ft car porch? I'm getting the tiles myself.

If replace 30% no good 1x1feet tiles on 10x20feet tile area at car porch.it is will cause other good tile pop up from the after some time or no?

Currently my house in puchong going to renovate
Is 2nd hand house with kitchen extended 5 x 20
Unfortunately the previous extension was bad n cracked , hence need to hack all n rebuild

After ask for few quotation, I felt over expensive n seems cheated

May I know how much per square foot for the work consider good price or standard price ????

Just mentioned introduced by Mr Mah. and his workmanship is quite good. so far no problem on my car porch extension and kitchen area.
His price is reasonable.

1. To provide flooring protection on affected areas during renovation works, hoisting of material, clearout all debris and clean up of all areas.

2. To demolish existing kitchen wall near staircase area (5X20)

3.BUILDING WORKS

GROUND FLOOR
To construct new letter box and rubbish store room prior to receive new wall paint finish at front gate area


To construct new concrete slab c/w BRC structure at front house drainage area
Size : 6' (L) x 3' (D)

To construct new ground floor RC footing and slab with columns and structure frame for existing carporch area
Size : 20' (L) x 15' (D)

To contruct new concrete flat roofing to match existing, water proofing and rain down piping work for existing car porch new extension area
Size : 20' (L) x 16' (D)

To erect new brick wall and plaster smooth prior to receive new window feature and security door at living area

To raise up floor with cement rendering and wire mesh support prior to receive new floor tiles at car porch area.

To construct ground floor RC footing and slab with columns and structure structure frame for new extension at wet kitchen, bath room and laundry area Size : 20' (L) x 10' (D)

To supply and install new aluminium window panel to match existing at living area
Size: 15" (L) x 60" (HT)

To supply and install new aluminium window panel to match existing at new back extension house area

To supply and install new aluminium window panel to match existing at new bath area
Size: 24" (L) x24" (HT)

To supply and install new 3' security door panel at wet kitchen area

6. PAINTING WORKS

To supply labour only to paint selected wall in ICI Pentalite and
Weathershield (extended new exterior wall and entire interior wall)

7. PLUMBING WORKS (Provisional)
To supply labour & material to install:-
a. New inlet & outlet at wet kitchen and laundry area b. New inlet & outlet at ground floor new bath area

Good day, new here, got an old 2storey house need to do renovation~ would appreciate if anyone could estimate me the costs of the following
1)extension both floors
-ground floor (16x5) including concrete slab
-2nd floor (16x16) also include price for wall dividing this area in half
2)building a concrete divider about 5ft wide
3)rewiring whole house
4)repair/repaint whole roof or maybe redo
(Current ceiling is flatboard kind,have leakage)
6)tiling workmanship $ for area of roughly 1300sf
7)changing grill+glass for 2x2panel windows and 2x3panel windows
8)hacking and change new kitchen cabinets and top
9)change toilet bowls+basin 2 bathrooms

Hi guys,

First time posting here. Hope to get some suggestions. Me and my family are thinking to move to Sri Petaling and we are looking at 2.5 storey terrace. Been having hard time to find available unit at reasonable price. So I'm thinking we could actually buy a cheaper double storey terrace and turn it into a 2.5 storey. Yeah problem solved! But wait... my hunch tells me that it would not be so simple....

I would like to know how much would it cost to build an additional 0.5 floor on a 22 x 75 double storey terrace. Or I should ask if it is possible to do so in the first place.
