Renovation for single story intermediate unit in Taman Tun, KL. I want to do :

1. Extend additional 1 story
2. Roof, Piping/Plumbing, Electrical, Tiles, Painting
3. Gate/Porch/Garden
4. Exterior and Interior design, architectural design
5. Other recommendations welcome, I am basically looking for a modern, sleek, minimalist style. Its an old (30yrs) house with no renovation so planning to fix and do up most of it.

To all sifus here, I would like to ask if its better to go with "1-stop shop" or have multiple contractors? I read some posts saying its better to pau ka liao for such extensive work.

To contractors please PM your contact for further discussion. Thanks!!

tien mei (or other contractors that are interested),
can you quote the following for a 23x70 end lot in pj.
1) hacking and lay new wall and floor tiles to 3 existing bathrooms, i will procure the tiles myself. you would need to provide waterproofing as well.
2) paint whole house (internal & external), i will procure the paint myself.
3) a partition/small store room with light under the stairway
4) extend the existing living room by about 4-5 feet. this includes demolition of existing sliding door and replacing with windows. something like the pic attached below.
5) convert the existing extended living room into a bedroom. works include adding a door to the foyer. removing existing terazo flooring and laying new tiles (tiles supplied by myself).
6) adding a new bathroom including two doors accessible through new bedroom/living room and foyer. all tiles and sanitary wares and fittings supplied by myself.
7) remove existing flooring to foyer and dining area and replace with new tiles. tiles supplied by myself.
8) liaison with authorities (MBPJ) for the necessary approvals and documentations required (extension of living and additional bathroom)
9) liaison with other contractors to undertake laminated timber flooring to first floor.

target to start work in aug 2011.
thank you.

Most of your work are tiling. My contractor quote me labor and cement, cost is RM 5 / sqft for floor, and RM 4 / sqft for wall. You do the math.

Hacking is not expensive, maybe RM 1k to 2k, rubbish maybe RM 1k for 5 round. You need to calculate permit application (unless renovation are internal)

I need a quote for the following:

1. Extend 10ft at the back (g flr and 1st flr), toward the end-limit
2. Apply same laminated flooring on 1st flr
3. Relocate toilet on 1st flr and do:
a) water proofing
b) sanitary piping
c) cold water supply piping
4. Apply same tiles on g flr (kitchen)

All wet works only.

Thanks.

You house will only be ready in 2013. That's 2 years later. By then, price of everything will be different. You requirement will also be different. tongue.gif

You did not state quantity, specification, and requirement is very hard to advice. Very subjective too. If all your furniture and electrical appliances are from china brand buy @ Giant or Carrefour or Tesco maybe enough.

BTW, publish inflation rate by gov always look low, but actual fact inflation is > 10%

As what's mentioned earlier, without details, how would you expect anyone to estimate? The sky is the limit tongue.gif
