hiya. thinking about getting one of the 3 storey terrace houses in the peak, cheras so am calculating how deep i would have to dip into the pot nod.gif

how much would renovations costs? Nothing too fancy - living/dining area, plaster ceilings, kitchen, bathrooms, grills for the windows, autogate, alarms. I don;t intend to do much about the garden and exterior.

total area is around 3200 sq feet, 5 rooms, 5 bathrooms.

A rough estimate, anyone? TQ.

Let me guess...

Plaster ceiling whole house (a bit of design) - 15k (incl painting n opening holes for lights)
Kitchen - 10k to 20k (depends on a. material b. accessories (if use blum accessories can cost a few thousand)) As I recall the Peak has a big kitchen....
Bathroom - RM1k minimum each (instant heater n bath accessories) If want to use branded nice things, will be more.
Grille - if wrought iron budget 8k to 10k
Autogate - new wrought iron gate 5k
Autogate motor - 2k
Alarm n CCTV - supply n instal incl cabling 5k
Wardrobe - Minimum 2k each (readymake). Custom budget RM300 - RM500 per foot run
Lights - min 2k. If want nice lights, chandeliers, 5k wld be nice
Fans - budget RM300 to RM500 each for KDK fans with remote control
Curtains - minimum 3k. (this is for nagoya curtains)

For a house that size, I think easily 80k plus furniture.

guys..how much do you think the below will cost (tot of adding/renovating my existing condo) ?

- change the toilet bowl & sink (guess have to change the tiles also, unless can find the same tiles)
- break the wall (quite tiny) between the wet & dry kitchen
- extend the kitchen cabinet to the wet kitchen
- change 3 rooms door (coz i've installed timber flooring for the rooms and the door doesnt balance anymore)
- paint the whole house

btw, my unit is only 987sq ft..

do you guys think RM10k is enough ?

10k is definitely nt enough. If u wanna renovate ur bathrooms only like changing W.C, Basin, get some good rain showers and heaters like 5 star hotel comfort den 10K might be just enough.

We are open 2molo though it is a public holiday, if u r free, u can drop by and get an idea of what u will need to buy

10k is not enough.would be bout 20k

door will cost you bout 300 each (incl paint/instalation) & this is the cheaper ones. that will b bout rm1k
bathroom if u plan to change WC & basin, will be bout rm1k - i presume two toilets. vry likely u have to retile, even if u can find back same tiles, but if diff batch, vry likely diff colour tone. if u can live w it, fine, but if not, say goodbye to another rm5k (for two toilets)
to repaint hse, wud b bout RM5k
to hack wall, plaster back, extend cabinets etc would be bout RM5k

bt tis is my amatuerish estimate. best u get contractor to quote.
