yeah guess i'll call them....

anyway......just wondering......should i separate the contractors such as "main work (break wall, change tiles)", "wiring", "plaster ceiling", "grills" to save total cost?

don't you want to visit the showroom and mix and match the tiles before getting a quotes?

separating the contractors no doubts is cheaper, but you need to have fulltme involvement else it will only be a MESS....

I have only done step 1 and 2 so far.

My timber floor installer advise is:
1. Polish the floor (yes alot of dusst!)
2. Paint (if u want, can have painting done - but top 2 final coats must do after 1)
3. All build in to be installed
4. final buffing and last coating to apply, plus install skirtings. Apparently, this can be completed within 1 day. Few hours time already can move in!!!

The hole cut thru the beam looks very big.... hope the beam is not weakened... (must say I am not an expert in these things...)

U can get better prices if u buy from dealers or distributors or at sale. If go to the showroom, only get 10% discount. If u buy big qty, eg, i needed more than 1 pallet of 1x1 hom tiles, the rec retail price of RM3.60 can come down to as low as RM2.90.

Buildrers Mart in Section 13 (next to better lving) specialise in second grades and bulk orders. Prices can be affordable.

Yes, go to the showrooms to get a visual idea of what u want.... I find collecting brochures also help with ideas. But simplest way is still to go to the showroom, see whcih one u like and just do the same!!! Not too original but at least less hassle.

quoted price is RM1000
is this price cheap or pricey?

156sqf / 4sqf= ~39 pieces of 2'x2'

RM1000 / 39 = ~RM26 each tile

workmanship for laying 2'x2' averge about RM7-8 psf. So, ... i think if he provides you a 1st grade 2'x2', the price is reasonable..

For both my bedrooms, 300sf in total, I did 2x2 tiles also, it cost me rm 2300, incuding removing existing parquet wood, laying tiles and skirting, cost for cement, lorry to send away the garbage, moving the tiles (700kg) i bought up to my condo.

correct2 rclxms.gif

bare in mind the area may not perfectly square hence u need to cut the tiles. it always best to buy few more in case ur tiles break. if u buy later u wont get same color. good luck thumbup.gif

my reno is still in progress. so far so gud la. not perfect, got a bit of blips here n there, but oklar.

suggest you get quotation from a few more person jus to compare. his price not exactly the cheapest, but not exactly the most expensive either. i will PM u his details shortly smile.gif

hiya. thinking about getting one of the 3 storey terrace houses in the peak, cheras so am calculating how deep i would have to dip into the pot nod.gif

how much would renovations costs? Nothing too fancy - living/dining area, plaster ceilings, kitchen, bathrooms, grills for the windows, autogate, alarms. I don;t intend to do much about the garden and exterior.

total area is around 3200 sq feet, 5 rooms, 5 bathrooms.

A rough estimate, anyone? TQ.
