Hi friends,

Wanted to renovate my condo, and received the quotation from the contractor recently, please advise if there are over priced. Many thanks.

1. Demolition wall between kitchen & yard, wall between kitchen & living hall, plumbing works in kitchen, made good to all walls due to hacking works - RM1000
2. Construct brick wall (7ftx7ft) at yard with supply & install of aluminium window (5ftx6ft) - RM1200
3. Supply & lay wall tile to yard & kitchen to ceiling ht where the kitchen + yard dimension is 13ftx7ft - RM2800
4. Supply & lay heavy duty ceramic floor tiles to yard & kitchen (with 2ftx1ft tiles) - RM1300
5. Construct concrete top c/w polished homogeneous tiles (2ftx2ft) L-shape (13ft+1ft), include the cabinet base with tiles fin- RM2500
6. Supply & install sliding aluminium door (6ftx7ft) for kitchen entrance c/w concrete wall - RM1600
7. Supply, design and fabricate kitchen cabinet -RM4500
8. Supply & install simple cornices to bedroom (32ft run) and MBR (45ft run) - RM580
9. Construct drop ceiling at two bathrooms c/w access panel - RM900

this work i think cheap. mine condo 1303 sf painted using ICI cost me RM2800.

ur electrical points charge are quite pricey. i have mine @ rm75 for lights/3amp, RM 150 for a/c, oven, fridge (4mm - 2.5mm) & RM110 for fan (incl hook).

even that, my contractor's quote is not that cheap.....

Pricey or not is hard to say sometimes.. you may pay higher but then you may be getting the better wires.. Give and take I tell myself. My quote for lighting points is $55 and aircond is $190 instead... Chiense said 'pull high patch below'... biggrin.gif

For your price, it is quite reasonable, but still can reduce Rm10-RM50 if u "really really" wanna save, but dont press contractor too much lar. Else bad quality work.

I have tried to negotiate with my contractor to reduce the price of lighting point, but he insisted that he provide a quality work with an proper "dressing" for the wire.

What is the different between metal and powder coated? My contractor never mention about this to me.

powder coated...the paint is long lasting than the normal metal with a layer of paint... correct me if i'm wrong as i'm getting all my grill powder coated for sure.

yeah... i know the better quality wiring is a 'trunk' type where all three earth/neutral/live all sheathed.. Cheap one would be those single strand where you have 3 wires (L/N/E each) for one connection... Anyone knows about this?

guys,
need advise on the following. i'm considering to purchase 2 storey intermediate terrace link; either a very run down 20x70 or a basic 22x80. would appreciate if you can estimate costs for the following works on my behalf for me to decide:
1. 20x70 (extremely run down condition)
- extension all the way to the back including knocking down existing walls at existing dry kitchen. approximate 20x7 ft
- to redo all 3 bathrooms include stripping of all wall and floor tiles and replacing with new tiles
- to redo 1st floor flooring with new engineered timber flooring approximately 900 sq ft
- to redo ground floor flooring including removal of existing terrazo and replacing with 2x2 ft homogenuous tiles
- to provide new piping (prefer conceal) and wiring (3 phase if possible) to all points
- to provide master pump for piping
- to provide roof for porch (approximately 20x10 ft)
- to provide floor finishes (combination of pebble wash and floor tiles) to porch area approximate 20x20 ft
- painting to interior and exterior
- installation of all fittings eg. solar heater, grilles, lighting, ceiling fans, AC, etc
- to provide new powder coated aluminium window and sliding door

2. 22x80
- extension of 22x7 ft for wet kitchen
- to redo all 3 bathrooms include stripping of all wall and floor tiles and replacing with new tiles
- to provide master pump for piping
- to provide roof for porch (approximately 22x15 ft)
- to provide floor finishes (combination of pebble wash and floor tiles) to porch area approximate 22x25 ft

For tiling, u estimate all in cost of RM10 psf. If u get cheaper tiles (Grade 1, obsolete colors) the cost psf can go lower to even RM8 psf. Shld u want to splash for more expensive tiles, of say RM30 per pc, the cost psf will be RM15 or more. Floorings are very important, so if u are particular, shld not stinge. Go to MML gallery, guocera or Niro showroom.... u get good ideas there and if u give them time, they also provide free design service I think.

I am doing timber flooring for my house. I chose the 18mm (T) 90mm (W) merbau, laid with cengal battens underneath. Cost is about RM15 psf (incl cost of skirtings & bona coating) for lengths varying from 1 feet to 6 feet. It is nice to walk on, though I don know if it is easy to maintain long term. But if u choose the 18mm thick planks, u can always polish it in future to give it a fresh look. Planks of 11mm or less may not so good I was told.

Rule of thumb, to redo one bathroom, replacing all fittings n tiling, wld cost around RM5k per room.

If u are doing extensive reno, esp if extend sideways, make sure u get a good draftsman or archtect to draw the plans. Some MPPJ draftsman simply draw and the beams and columns will not show up in their plans. The discovery of these columns will upset your plans n may delay construction work and give rise to VOs.

Double storey to change the roof using clay tiles, will cost easily RM30k to RM40k.

Using Indo contractors to do the work can save cost, but agree, u need to spend more time to specify and supervise.

I find useful, is to snap all the pictures of the homes u like to show the features to the contractor, that helps.

Plaster ceiling, plain boards u budget RM3 max psf. But L box and cove lights are more expensive, can be RM20 per foot run. These cost dont include painting, and cutting holes. A good plaster ceiling guy shld be able to give u a sketch n show u what he plans to do. I once met a contractor, who just tell me, cover here, cover there...cannot even draw me anything!!

Another important thing to look for wrought iron gate. I recently had to return my gate to the contractor. Thank God I have not paid for it, so it was easy for me. I requested for the gate to have hot dip galvanise for rust proofing. Alas, just 1 mth after installation, signs of rusts appeared. It is not easy to tell, but go with a trusted contractor or one with good reference wld be helpful.

To shop for lights, it may be worthwhile to look around. There are many light shops in Bdr baru Puchong, and their prices are competitive. I got some LED lights (small round plastic ones) from a shop in tmn midah, costing me RM55 per piece. I just saw the same thing in Uptown PJ and the list price was a whopping RM195. A philips wall light for bathroom that was supposed to be a control price item at RM185 was nicely marked up to RM250 or more in another shop just a few steps away.

Would advise you to change your pipes and other pipes fitting if it is a very old house. Since you will be hacking a lot, it would be wise if you install a solar water heater. Quite a lot of stuff you will need, can come to my shop to survey for prices, but do let us know you are from lowyat as we only give special prices to lowyat forumers.

My plumber charged around RM7k to redo the plumbing for the entire house. The house has 2 kitchens, 1 outside wash area, tap points in balcony and car porch, water filter point (both point of use n point of entry) 3 bathrooms, of which 1 has copper piping for hot water supply to shower n wash basin.

I think this is not expensive, becuz an Indon quoted me 8k for a slighly smaller scope of work.

Dear fellow member,

Currently my house is doing renovation and engaging different contractors to do. But I m confusing with the order/sequence of the following job to be done as follow:-

1). Wood polishing 1st layer varnish -it will produce enormous amount of wood dust.

2). Painting whole house.

3). Wood polishing -2nd layer varnish (produce only some wood dust)

4). Install custom-made wardrobe.

Is the above sequence correct ? Because the wood polishing contractor said the wood polishing should be done before installing wardrobe otherwise the wood dust might be spreading everywhere. But the wardrobe maker said that it should be done before wood polishing and painting.

Your advise is very much appreciated.

depends wat kind of 2x2 tiles u choose.
if you say the upgrade is for workmanship only i would say is quite expensive
