Anyone has input for Twinstar Condo @ Jelutong ?
RM 538k @ 900 sq ft
3 bedroom + 2 toilet.

Looks not bad for matured market like Jelutong

Was one of our consideration but after looking at the details, we don't really like it:

1. Carpark allocation is weird, normally in penang condo, high floor is allocated low floor carpark and vice versa, but this project is the reverse
2. Sandwiched in between the old Van pragh flats and Setia Skyville, abit too dense for our liking
3. Have some concerns with the developer, their other project was H2O, subsale price has been stagnant for >10 years

But of course there are pros

1. Very strategic location right beside 2 wet markets in jelutong, walkable distance
2. Public Units and RMM are separated into different towers, have their own facilities, swimming pool etc.

Instead we opted for a nearby project at Lorong Perak, called "The Cube". It is 850sqft+140sqft balcony, similar pricing, lower density. The surroundings are just the old flats not more than 20-storeys high, so the area feels more "breathable". But this project is very strange, as the developer never release any units for property agents, so you need to go down to their sales office at 86 Avenue Residences to enquire.

Actually, all blocks contain affordable units. Block A&B very noisy due to renovation. Block C get key 1st.
In theory, not allow to let out. But, flat also not allow to let, but reality?

Some people prefer Santorini over Tamarind. Tamarind rental around 1800-3500, quite big range. Yup, still higerr than Santorini.

At d end, flat get d best return.

Commenting 5 years later on hindsight... I-Santorini probably is the best investment we made. There's never short of people wanting to rent as this location is super popular with expats. We rented to an expat family, and was quite surprised because the husband was actually working in Bayan Baru. But they still prefer to rent in Tanjung Tokong because of their kid's education, somehow they think the international school in Tanjung Tokong is better. And even till today we still get non-stop calls from agents wanting to rent units for expats, korean, chinese, japanese etc.

Can ask how big is your unit and how much psf you paid 5 years ago? How much rental you getting now? Which block and type can get sea AND mountain views in santorini? Thanks bro.

unit size is standard 850sf, price is around 530psf and rental around 2k+/monthly, carpark can be separately rented out as well. You have to get block A to get a good seaview facing Brezza condo, but last I heard they are going to have new development near Brezza, so the sea view may not last.

Thanks for the detailed info bro, looks like the price of the condo hasn't gone up that much since there are units posted for sale for around RM500K these days, but the rental return definitely seems good. This was built by Ideal right, how is their workmanship? Looking at their upcoming Pix1 development, got any feedback on it?

Any idea what will be the new development next to Brezza, who's developing it?
*
Ideal workmanship surprisingly is very good if compared to other famous developers like ioi, mahsing etc. So far no leaks, cracks, or anything. Just that the designs are all very bland, one look you will know is "affordable housing" haha.

PIX1 is the competitor to PICC, you compare at their promotional brochures you'll see PIX1 design again is lacklustre. I went to see PICC showroom before and they really package their units and design very well, just that their price tag also very steep. PIX1 so far not much info yet, waiting for their showroom to be launched.

The development next to Brezza is Dua Tanjung by UDA holdings (same land owner of Santorini) https://www.penangpropertytalk.com/2024/04/dua-tanjung/

48 storeys is planned, a high chance can block seaviews from santorini.
