I still remember, when i studied IT in kl..
we rented, the whole flat in taman miharja, for rm700
that was 19 yrs ago..
it was just 5 min walking distance, to the maluri lrt station

Keeping in property is just a larger pillow. Penang lang are not as highly leveraged as KL folks I think so that's why they are not as eager to sell off. Personally I find the older Setia projects on the island to be quite good in quality (relative to Ideal or Mah Sing). Pearl Island and Greens are nice neighborhoods and worth the investment for long term appreciation imho.
