any info abt it? how much ?

There are still other choices in that area, Waterside Residence, Light Collection-3 / 4. Have you explore those options?

Around 1million, the light collection is too expensive and subsales left. I like the seaview concept of Mezzo. There’s going to be a mall next to it but seeing how Udini turn out, not sure...

Are you buying for own stay or invest?

For own stay, as long as you like it and feel comfortable, just go ahead.

For investment, I doubt it will make it.....Penang rental yield all the time is low, somemore now covid the luxury rental market got hit badly, capital appreciation are non existent unless u hold 5-10 yrs or until the next boom cycle.

Mall by IJM ? I put no hope for it.....Penang population is just too small to support another megamall, only Gurney + QB (on the island) make it and don't forget who is the operator behind it..

not just small population, we also facing aging population with lowest birth rate in Malaysia.

True about malls, one comes up another goes down.. so far only gurney and QB survives..

Penang is not even the Top 5.

a lot of worked in Singapore that's for sure. Just a retirement home for those who worked in sg. Thats y its very hard to sell house nowadays for subsale. If I worked in sg, why would I need to buy subsale house while new one is better for my retirement.

how bad is the PG subsale market nowadays?

Din't see much fire-sale or lelong case like what happen in KL (a lot lelong case due to compress loan).

penang usually are bought for retirement...so no point selling also.

How about 4-5 years down the road whether Pg subsales will get better? What do you guys think? I’m thinking to get one for investment purpose. But worried that I might be stuck.

So you are hoping 5 yrs later subsale will be good and I think you are playing flipping (buy and sell when OC).

All of us dont have a crystal ball to project that, but I think appreciation wont that much, you need to prepare what is your back-up plan if the price dont appreciate much.
Can you afford the negative cashflow (if assuming you still can rent out but the rental is lower than monthly installment).
