I don't know the area / location well enough to comment but u might also want to consider the design of the house; for u do have elderly living with u - where would u put ur aunt's room - is there a room downstairs so there's no need to walk u the staircase when age catches up with her? Also, what about ur folks climbing up the stairs in the future?
