Hi, i planned to buy a second hand 1 storey terrace house at Cheras Pandan Perdana there, the price is RM220k+, whats the normal market value for this place? The unit comes with an extended kitchen as well but the area is leasehold. There is an upcoming mall nearby called 1 Shamelin(correct me if im wrong), is this area worth the RM200k+?

i live in pandan perdana... double storey near tht 1-Shamelin construction area... my house now around 240-250k i think... for single storey i think u better reconsider... and yes it is leasehold... just tht u need to use to the traffic condition wherever u go... worse comes to worst when tht mall is open... i hv been staying here for 14years... so far so good... food, shopping, entertainment everything is near by... 15mins to KLcc normal traffic condition

@quintessential sorry been out on christmas holidays, i have ask for a property valuation report, due to holidays season, i should be getting the report in the next few days.

@steamboat yeah i am wary of the traffic of this area, it is still acceptable to me and i work around bukit bintang area and my mother in law will be staying nearby
