Maybe u can Try BANDAR BUKIT PUCHONG 2 , NILAM PURI CONDOMINIUM ( Newly Completed Project )......

I bought a unit there.. smile.gif .. Just received the keys last 3 weeks...

NILAM PURI CONDOMINIUM ( PHASE 2 ) ...

- Freehold
- Newly Completed with C.F.O ( received keys early DEC 08 )
- part of a 1,290-acre township development
- i Think still got 20 to 30 units unsold..
- Price ranges 150k++ to 210k++
- built up 947sqft. to 1173 sqft...
- 3 bedrooms + 2 bathrooms + balcony ( High unit dont have balcony )
- c/w 1 Car park ( Option to buy 2nd car park )
- Quality finishing - 2' x 2' porcelain tiles....
- normal condo facilities , swimming pool , gym , Multi purpose hall , guard , tennis court , playground .....
- Phase 1 - completed already 2 years
- Maintainance fee around 12 to 13 cents ...

* All I can say is , if u r ok with the location - worth checking out .......

Those Not Yet Completed Project is KOI KINRARA, KINRARA MAS , ZEN Residence ( High Cost ) .....

Hi. I'm now looking at Zest @ Kinarara 9, newly launched project. It is a Service Apartment builds on commercial title and on freehold land. In front of the Residential, there are shop lots.

Location is good. There will be a ramp built to link the opposite road into Kinarara 9, that will make the accessibility even better.

Price is reasonable around 220k-265k.. about RM200 per sqft.. ranging from 1110 sqft to 1213sqft.

Developer is Trinity Towers, the one who built Heron Residency.

Each unit comes with 2 carpark, great plus point.

No landed property can go below RM 250,000 in Kinarara area, unless area like Tmn Kinrara or Puncak Jalil.

Wah !!... Nowdays Property really Not Cheap Hor.. sweat.gif , i got Mine @ around 160k++.... but The CONDO Facilities NOT as GREAT as the New One like KINRARA MAS , KOI KINRARA , ZEST , Etc ....

Fuh..... WOnder if MAGICIAN shortlist His Choice already or Not... smile.gif

Sk_lim - I tink it's a Very Interesting Project , Almost like SETIA WALK concept ( just smaller in Size ) .... as i know TRINITY TOWERS is a New Developer with New Ideas / Concept ....i Almost bought HERON Residency... ( The Price a bit higher than wat i Bought lar )

The POOL , The Facilities is Very Nicely Done..... Like Resort like that... The Condo Facade also Very Modern Look...
i didnt get it becos the Condo was Surrounded by Kampung... although next to it is a High End Residence ( PT 19 ) & Bukit Puchong Terrace Houses...

Anyhow.. My worries Now is The Rapid Developement in Puchong currently .... rclxub.gif , I tink PUCHONG will be Very Very Congest soon with all the COMMERCIAL DEVELOPMENT along LDP & the surroundings...

You will be amazed to know that Heron Residency is fetching more than 10% rental yield despite located in the middle of kampung...

Hi Eugene , u got a unit there ? 10% rental yield ar ?? Wow , thats very Good.... Maybe becos its a Serviced Residence ( Commercial title ) & a leasehold Property , thats why it Tagged @ a Higher Rental fees ... & Frankly speaking ... Its a Very Nice Condo with Good Concept & Nice Design ...... really like it ....... but just prefer a Township location with FreeHold Title ..... biggrin.gif

The thing is , I guess that's the Trend nowdays..... ppl are going for DESIGN , CONCEPT & LIFESTYLE... for instant ZEN RESIDENCE which is located nearby @ Batu 13.5 , Jalan Puchong is another Good Example..... despite the High Selling Price , Leasehold title & the Surrounding Kampung / factory area ...... The Response is so good since launching till now ( I tink the soft launch was on OCT / NOV 08 ) ....... This Project is Very Impressive , worth Checking out ....

No i didnt get a unit there, I have the same feeling that its in the middle of kampung that turned me off.. I understand that student and working ppl from cyberjaya rent the place.. I have no idea what it looks like inside. Online classified shows Heron is renting more than 1k per month and Trinity Towers personnel share their experience of Heron to me as well.. Trinity Towers actually arrange tenancy for Heron owners also..

i don't know how it can fetch more than 10% rental yield and I am curious as well biggrin.gif

What are the Specs & Facilities like ? How's the Location like ?
is it in Puchong ? Wonder where is this ?....

This Condo RM143k-150k , No Need to do a lot of Renovation ar ?... is it something like , They Give away FREE Air-conds , Kitchen Cabinet , Shower Screen , Vanity top , Plaster Ceiling , Grille , etc.... , Like That Must Check out already....

Usually they will give away all this Freebies for Early Birds..... I remember seeing ZEN RESIDENCE( Puchong ) & DESA IDAMAN ( PUCHONG UTAMA ) & giving away RM 20-30k worth of Freebies...
