guys..
just wondering for a normal basic renovation on a double storey house, how much do we need? No need to be high end stuff...just a basic nice and simple will do. Few things i can think of.
1. Kitchen - this one might be the one that eat up the most budget 2. Living room furniture 3. Lightings 4. Rooms furniture 5. Plaster ceiling? (additional bonus if budget permits)
Will keep the floorings so save money here...
Let me know ur inputs on how much i should roughly prepare.
Thanks.

TS,
1. How much is ur own budget ? tht's the most important thing. 2. Usually full renovation + furniture + electricals would be 20% of house value. extention of structure different story. 3. it can be as low as 10K only if ur house is move in condition.

well...probably i should include in my expectation first...
1. Kitchen - RM7k 2. Living room furniture - Sofa (RM1.5k), TV cabinet (RM1k), kitchen table (RM1k) 3. Lightings (no idea, not yet do research on pricing) 4. Rooms furniture - Bed (RM1.5k), Mattress (RM2k), haven't decide if buy normal cupboard furniture or do built in. 5. Plaster ceiling? (additional bonus if budget permits) - usually how much for living room? what bout for room?
Is my budget realistic? Thanks.

Just some rough idea ... I had just moved into my new CONDO (not even a dbl storey house) The reno + furnitures itself cost me near to 100k.
Basically, I had plaster ceillings, kitches, air conds ...
PM me for the futher details on my reno + furnitures..

does the house value matters? i don't think so right? anyway thanks for the input... ok..i think i will need grilles... then bathroom will try to do minimal reno... for electrical items..should be ok since i am moving from old to new house...so basically will move the TV, airconds and washing machine..some old stuff like ceiling fan will just install new set... so probably for a start, i'll try to budget around RM25k ...sigh... hehe... never move house before so no experience...but now starting to know it's not cheap once starting to see the $$$ numbers... Come on. With the price of material & workmanship these days. A RM30k reno on structure alone, you won't be seeing a significant difference at all.
As for TS' item 1-4, it's very subjective so I'll leave that out.
Plaster ceiling for a DS, if u're talking about the whole house (exclude maybe the bathrooms), around RM7-8k.

I guess how much the house is not an issue, and rough draft about how much the cost is just a guess. Here, i will came out with my calculation based on my experiences.
1. Kitchen - concrete table top with 2*2 tiles (no matter it is WHITEHORSE, XNY, OR CHINA TYPE) calculation - roughly RM 100 PER FOOT LONG. (INCLUDE LABOUR AND MATERIALS)
1b. Kitchen Cabinet - Wooden normal calculation - Rm 60 - Rm 150 per foot long
2. Living room furniture - This differ.
3. Lightings - For downlight calculation - Rm17 - Rm 25 ( Mainly depends of the bulbs, Philips, Osram, etc )
4. Rooms furniture - Wooden calculation - Rm 60 - Rm 110 per foot long
5. Plaster ceiling - Normal type calculation - Rm 1.70 - Rm 2.10 per square foot.
