Hi All,

I am refering to some old post saying resident here low income + low education. Thanks for the "constructive" destruction.

I am a resident staying in Bukit Oug for 8-9 years. From the moment i move into units here, undeniably, the management suck... but i've seen alot of improvement done in this 2 years. CCTV, Painting, tighter security and access cards.

I will say that improvement is coming along step by step. i feel even comfortable in this year or 2 coming back home nowadays.

as for the asking price and purchase price, both party need to agree with the price before the deal is signed. If you do not agree with the price, go for next. If you think it's good, get the deal right. You can say resident is defending their property but you will not see the improvement if you are not staying there and attending meetings.

Outsiders may not know what changes is coming along as they already leave this property with a bad impression in their head.

I sincerely hope that the title problem will be solved soon. the LRT build and also access road opened. this will at least ease my travel time. Price increase or decrease is up to you to predict base on your own judgment.

i will hold on to my unit here and getting another one for investment. Just wait and see the result.

few decades ago bukit jalil was a rubbish dump. Please check the property price now. In property, nothing is impossible.

I know better as i worked as a mortgage consultant. Please rethink when u claim the resident here has low income, who are you comparing with?

Just curious, how much do you think a 1222 sf unit will cost after LRT build, title gao tim, new road opened?

Will it reach RM 220k as now only RM 160k for a basic unit...

i. got commercial area soon. (if jusco come in)
ii. LRT near future
iii. New road opening thru bukit jalil
iv. repaint upto CL
v. rumors on title giving out soon
vi. heard that got school coming up as well.

guess how much it will hike if everything set in 3-4 years..

but the title problem... a lot of bank refuse to loan now if without title issued... anyone knows which bank will grant loan to this condo?

or anyone knows if the title will be out soon?

the problem is they dun mind people laughing at them... at least few times a year they send extreme jokes...

we can just pray that it comes true, can't deny they are the BEST government but i never trust them.. haha..

Please note that all banks will have a few valuers.. So it much depends on which valuer the banker check value with...

i personally is from OCBC and there will be like 12 valuers that we can use...

i think my CIMB friend gotten rm230k for 1222 sf unit with some minor renovation.... but need to reconfirm...

btw i always stalk this topic because i stayed here...

That is why property prices is shooting up... Valuer give value based on recent transacted property...

So if every transaction maintain at rm300 per sq ft, then they will give u rm300 per sq ft.. But if someone willing to fork out rm400 per sq ft meaning the property value went up.. Kudos to people selling high price...smile.gif u help built oug people earn money... Lol

OCBC will not finance property more than 15 years and still haven't get title. It is better to go to local bank for property >15 years without title or leasehold remaining <40 years as their rules is not that strict.

if you got the cash, better pay it first and then refinance out 90%. better than kena those "fees" as you've already signed SNP.

Let me know if you need help on CIMB or Alliance or PBB banker. i am from non of it but i do have friends doing it.
