Hi, anybody knows wat is market price for lower floor units facing the townhouse? Doesnt look good as the LRt is going to be rite in front. How can they place the LRt so close to the apartment. When I first bought the unit in 2000, I fell in love with the view as all of the area beside the townhouses were all greenery stretching all the way to Bukit Jalil. Now its all gone even up the hill. OK wat to do ..... now the LRT is going to be just below my balcony. Shouldnt we be getting compensation for these kind of things? Why couldnt they have routed the LRT parallel to the Kesas Highway as that would the most practical place?

Hey, I'm going to join the Taman Esplanad people to protest on the route. They should move it to the Kesas Highway!!! mad.gif Look at the high cost condos all rushing to get their development up. Should put the route next to them cos we have been living peacefully here first.

Actually we do care, the residents & JMB of Bukit OUG just had a press conference with YB Theresa Kok & we had discussed this matter of the danger of slope development & riverside development, apparently the slope next to our condo is slightly more than 80 degrees. It is almost vertical already & these developers still wanting to build high density condos on that slope. About riverside development, there is a guideline by DBKL for such development that there must be certain distance away for the development to take place but the new ones we have here have certainly bridged these regulations.

Another thing, the river in front of BUKIT OUG is called Sungai Kuyuh & the land next to it used to be reserved forest & the title was sold to these developers couple of years ago.

Above is the information that I gathered from the press conference which took place at 10am - 1115am 2011/06/11.

And the residents & JMB are going to make a protest at DBKL on Monday 2011/06/13, 930am with the presence of YB Theresa Kok.

Thats what I thought, it should have remained forest reserve. I recall walking past the forest and notice that the undergrowth and shrubbery resembles the forest in Taman Negara when I was jungle trekking there. Do the authorities realise the value of maintaining these forests in a living enrivonment. It doesnt mean that development cannot happen, you dont have to carve everything away, leave at least a tract of the valuable green. Just because someone wants to make easy money from the LRT, they think they can do anything they want. Good job ... JMB and residents to protest at DBKL. Wish I could join!

[quote=vince8307,Jun 12 2011, 03:53 PM]renting here not so cheap actually~U may do more research on Bukit OUG Condo actually~Here suitable for invest & own stay oso~
Suitable for stay are because freehold at the 1st & bought in cheap but largest square feet. Suitable for invest are because bought in cheap, some more rental fee same with some other expensive condo.

U may have your opinion, but ur opinion sometimes will not right. Research improve ur knowledge~ icon_rolleyes.gif

You guys are really good at defending the turf.  rclxms.gif Has this PJguy been inside Bukit OUG apartments?  How can he even compare the 2 ugly places to Bukit OUG?  Do you know that the layout and finishing of our apartments are on par with the Taman Desa Faber condos.  Let me tell you these apartments were not cheap when first developed.  The 1448 sq ft condo was launched at 180K and this was like 15 years ago and going back in history these were snapped up by Singaporeans for investment however because of the recession, the Developer, MBF went bankrupt and because some of the blocks were not completed which resulted in the decline in the price.  The only problem is the high density and the upkeep though it has improved now.  I looked around at a lot of condos at the 180-200K range in the year 2000 and places like the Taman Abadi condo which looks nice but the master bedroom cant even fit in a full bedroom set, the same with Pantai Hillpark (lower range phases) and Bukit OUG beats them on the layout and additionally with high ceiling.  Where else in Klang Valley can you get a 1448 sq ft condo at this price?

While I'm on this, I hope the JMB will maintain the colour (white) of the outer walls when repainting.  Please do not use bright colours or this will bring down the value.

We protest are not because of the case of high density only, we talking about safety problem...There are not suitable for these new development regarding to the DBKL safety guideline.

Yaya... like cantonese said 'playing piano to a cow' he dont seems to understand.

If i were to buy any leasehold there are plenty of choices like lagoon perdana, sunway mentari, suria kinrara, bandar sri permaisuri (this one near LRT), desa petaling and lots more.

High density? Check out Bukit OUG neighbour

Z residence 6acres land - 1100units
Rainz 5acres land - 900units

I think IKRAM report goes directly to Dewan Bandaraya not the Developer. It is strange if Developer has it first. Any Civil or Structural engineers staying at Bukit OUG? If not, I'm sure somebody has a friend who is an experienced C&S engineer and we can just get him to look at the slope and give some advice. At least then we know for sure.

white colour very hard to maintain...try some off white colours something like savanna 1

Hi, please bear in mind we will most likely be using the cheaper paint and the bright colours really looks cheap. White will always look decent. If need to try other colours, why dont try paint on one part of a block first and then leave it there for everybody to comment before painting the rest of the blocks. After all, we will be looking at it every day and you dont want something like the yellow and green house at the junction. rclxub.gif Also the exterior colour of the condo is very important as it affects the image and value of the property. Bukit OUG is already an old condo and with a horrible colour you can be sure that people will say its low cost. I actually like the current colour ..... its similar to OUG Villa which looks very upmarket.
