Any forum-er go to auction house bid for the 1465sqf next Monday??

Wednesday i call the auction agent ask about that unit, he "LCLY" ask me what my budget then said " tiada 220k budget no need come, waste time only"? doh.gif But i think is good news for us Bukit oug owner!!! rclxms.gif

Dono 1222sqf and 1448sqf can go for 330k to 380k drool.gif after the lrt and the new condo surrounded completed?? tongue.gif

Walao ye....if auction unit also need to spend 220K to buy it, then what's the purpose we choose that? More better directly deal with the owner lar... whistling.gif

Haha....there mean he/she has bidder on hand, who was keen budget to 220k....so He/She "LCLY" to u lor... biggrin.gif

The unit is 10-8-1...is not mistaken.....no owner/tenant stay....is empty unit....facing garden....

I initial want go to bid.....but my budget only 205k.....one of agent told me susah nak dapat....so drop it.....good luck to the bidder...

I checked with the agent at CL level, the liquidator fees still at 2% of SnP price, are they not updated yet? or the 1% hasn't been approved?

By the way, im moving out this year, thinking of selling or renting out my occupied unit, any suggestion?
Anybody know the recent transaction for 791sqft(facing guard house) unit? Fully cabinet furnished. And the renting?

I think new buyer still need to pay 2% for the liquidator fee...coz I went to pay the maintenance fee yesterday & chit chat abt the auction unit with them, she told me not worth to buy auction unit actually coz normally bid over 200K & some more after that need to pay 2% of liquidator fee & not 1%. That's y i think 1% only offered to current owner only.

What i know/heard that the 1% is only available for transferring title process, if you not take this opportunity to transfer your title now, later you apply to transfer, you still needed to pay NORMAL 2%. For normal SnP still needed to pay 2%.

I not the agent ....i dun know market value.. tongue.gif , but i think should be around 120k ~135k....is depend which floor and facing where. Renting i think around 650 850.

haha means no successful yet lor, they r still in discussion with LERLUM on the arrangment ma. Have not receive any formal notice from them yet.

Btw i not stay there and the carpark is for goreng wan, if kena i jz wanna rent 1k a year lol

Oh, thats mean transferring title = 1%, for S&P = 2%, its 2 different charges,
if i want to sell my unit, the transaction charged by the liquidator will be = 3%, it that right?
or i can leave the transferring title = 1%(or 2% later) to the new owner?

OIC....The smallest unit in B.OUG is 775 & 791.....now sell around 120k ~ 135k......u can find an agent to source for you....but not many owner will let go their unit now....due to future LRT

The fee (regardless verification or liquidator fee), only pay for one time per each unit.

Eg.

if you pay 1% for title transfer.....later u sell your unit....the buyer no need to pay it anymore.

if you decide not convert to individual title now, later u sell your unit...other u or buyer need to pay 2% in order to complete the transaction.

Looks like babymiki just got a new unit.
If it is, congrats. Personally I think those entering Bukit OUG now have a good deal. Price appreciation is almost certain, downside risk is quite minimal.

By the way, can some forummer update here if Lerlum contacted you for the payment? It's been so many years, I am not sure if they even have my updated mailing address.

Don't feel like contacting them. Sure they will ask to pay first, and talk later :-)
