Now only realised tat i hv calculated wrongly for the strata title fee....900 considered very cheap liao, lol...

Further to the above, we wish to confirm the following matters:- (1) That the Vendors are registered in our records as the Beneficial Owners of the Subject Property; (2) That the full purchase price for the Subject Property has been duly settled by the Original Purchaser; (3) That there is no outstanding payment due to us by the vendors; (4) That the Subject Property is not assigned to any End-Financier by the Vendors; (5) That the individual Strata Title has not been issued yet and the Subject property, is erected on the Master Title bearing Geran 71283 (formerly known as Geran 40539, Lot 36456, Mukim of Petaling, Daerah Kuala Lumpur, Wilayah Persekutuan; (6) That we undertake to list the Purchaser's name in our record for the submission and application to the relevant state authority for the consent of transfer subject to the availability of funds. In the event that there is delay or failure by the relevant authorities in granting such consent (if required), we disclaim all liabilities. {if submission to the relevant authority has not been done only, otherwise we will could not assist}; and (7) Upon issuance of the individual Strata Title, we will forward the duly executed and unstamped Memorandum of Transfer together with the issued individual Strata Title to the Purchaser and/or his End-Financier.
