IF OG height 746 sqft also 230k, are you will interest OG height or Bukit OUG?

Need help! Just received a call from my lawyer saying that I am unable to proceed with the strata title application despite having paid them xxxx amount for documents verification and another 2% of the purchase price to the liquidator, Ler Lum. According to my lawyer, Ler Lum claimed that the transaction between the developer and the first owner is void as they entered into a deal in August 2005 (during the winding up period - petition has been filed but no court order yet). I bought the unit through sub-sale at the end of 2005, not knowing all these 'implications'. To me, everything was done legally as I have obtained bank loan and all the documents were verified by the lawyers on both sides (bank and my appointed lawyer). I am a victim in this case, having faithfully servicing my loan all these years! Anyone has good lawyer to recommend? Of course, with reasonable fee. I have been told that I need to go to the court!

it happened to my fren who wanted to get a studio. Same issue.

In the end he wasted the legal fees n lots of disbursement charges for nothing..... mad.gif

the owner is now neither a legal owner nor vendor.... after fully serviced the loan just to find out tht the S&P signed many yrs back was null n void is kinda scary.

Wow sounds like really scary.

During your purchase back at the end of 2005, did you not obtained a letter of consent from Ler Lum for your purchase to go ahead ?

Or you just touch base with Ler Lum recently when you try to apply for the strata title ?

At that time, Ler Lum is not in the picture as the court case is still on-going. Ler Lum was appointed by the court in 2006 but my deal was transacted in 2005.

Back then, the developer endorsed the transfer as the court has yet to pass down any judgement.

Can give me ur bkt oug unit? This will b my first purchase. But after hearing the prob faced by the forumer above, it sound quite scary to me as I'm quite noob when it comes to legal matters

Understood.

So only those performed subsale during the period of time (around 2005) are affected then. And you happened to be those few unfortunate ones.

Anybody performed subsale transaction after 2006 managed to get strata title yet ? Will Ler Lum still give trouble to these people ?

Anyway, I will not give in easily. I will pursue the matter till the end. Just need experience lawyer in this case as I have strong supporting documents. Since I am still servicing the loan, do you think that the bank will give in to Ler Lum's demand easily?

My friend also wanted to purchase a similar unit from an owner who got the unit via credit note. Now Ler Lum is threatening to take over the property. My friend's lawyer said can actually go to court and sue Ler Lum. If we are persistent enough with all legal documentation in order, Ler Lum might back off.

This is bad. Hv u tried talking to bessie loo? Maybe she can give you a good advice.

I bought all from first hand owner direct with developer dated back 1993. No problem so far on buying n selling. Lerlum has endorsed all the confirmation letters.

Bessie Loo is the one verifying all my documents. She is the one recommended me to appoint a lawyer to deal with Ler Lum in the court. She is unable to take up my case as she only does 'litigation' stuff. I did not pay via credit note, everything was done legally. After getting the bank's approval on the loan, I have appointed a lawyer to deal with the bank's lawyer. In actual fact, the bank is still owning the unit as I am still servicing the loan. You think Ler Lum can confiscate the unit from the bank just like that? Anyway, will try to contact the lawyer that handled my S&P earlier and see what he says! He is responsible to check everything in the first place!

This one bessie loo cannot help, wherever transaction with Sri Keladi during 2005 ~ 2006 time is consider not valid. I saw the list before around 12 ~ 14 units affected.

IMO, one thing the owner can do is compile all your documents/proof direct go to Ler Lum show to them u r the owner of this unit and settle with them better go to court.

My unit was bought from a second owner & my transaction was done in 2008 with consent from Ler Lum. Hopefully no problem with my ongoing sub sale, keeping my fingers crossed.

Sorry....i dun have the list with me....that's time forget to snap photo... sad.gif

If i didn't c wrong, A1, A2 & A6 more unit are affected. smile.gif

u can advise ur potential buyer to avoid SNP sign between 2005 ~ Sept 2006.

FYI, Sri keladi wound up on Nov 2005.
