They have been doing this like a few years now, and not sure how much longer they will take. If assuming they take another 6 months, does it mean that the bank will not disburse the borrower loan amount (i.e. pay me the full amount).

I am coming from the angle where if it is going to take a long time for me to collect the full sale amount, I might as well hold off selling until I confirm that the SnP duration is the normal one as I believe the price is just going to increase in the future.
If I can collect the entire sale amount in a few months time, then I will proceed with the sale.

Any suggestions from the recent buyers and sellers?

Nett ROI for old condos can still maintain at 5%-7%, new condo investors be prepare to accept nett ROI of 2%-4%.
Dun forget also, there are 26 new LRT stations built till Kelana Jaya, so instead of saying BJ old & new condos compete to each other, they are fighting the rental mkt with other condos (The Zest) / landed properties in Kinrara or Puchong (Setia Walk) as well, all walking distance to LRT.

Well the conclusion is .... don't buy new condo, look for condo like Bukit Oug with "freehold title" and still price reasonably.

It will be bad if Bukit OUG becomes Bukit condos (full of condos, that is)

High density not good for residents too. Lower density, better air quality and
Living environment. Brother who write in. Pls pm me a copy, I will shot to dbkl tooo. On what ground they want to increase densityfrom 60 to 500? ????.

What the plan for this area?

" If only 70% of residents just paying the fees, JMB needs to take actions on this.

Suggestion :
1) JMB office employees to start door to door visits to the unit to chase for payment ( Best do it
after 6pm or Sunday morning ) on those unit not paying maintenance fees for => 3 months.

2) Car entry pass need to have " big BB sound " to alert everyone that they are not paying the maintenance
fees. ( Unit => 3 months )

3) In summary :
Money not pay more that 2 months, gentle 'bb' entry sound when they come back to
guard house, remider sent to their house ,

=> 3 moths - BB sound , reminder letter + door to door visits
to their house..( understand their issues, maybe don't like JMB performances ??),

=>6 month , super BBB sound + red notice + door to door visits to their house to help
them..( such as relocation plan)

=> 9 months , start court order to take legal actions (such as L*l**g plan) the unit.

JMB office need to do it now , everyone needs to pay maintenance fees if stay in Condo.

Please use "ICI weather proof Pearl paints ( the most lasting n expensive one ) " for Bukit Oug condo. rclxms.gif
