I wanna ask u guys, which color u guys prefer for the Bukit OUG Condo complex painting?
I really don't like current color at lobby lift area been painted since begin of the year...
the look like damn old & cheap flat style.... doh.gif

As a designer, I really hopefully management will choose the Grey colour + white colour...
It look more Stylish, Modern & Grand! thumbup.gif

Sorry, my unit verified already...so, I have no idea about these...Coz Charles told me once ur unit verified, u just ignore the letter regarding the verification process & no need pay any fee to Bessie loo, he told me just need to wait for next step to get the liquidator inform.

(吉隆坡7日訊)武吉華聯公寓(Bukit OUG Condo)居民協會及居民聯合管理機構(JMB)要求發展商出示大馬公共工程研究學院報告書,以瞭解毗鄰發展工程對周圍的影響情況。

發展商是在3天前,靜悄悄在靠近公寓路邊停車位的斜坡地帶動工。

該公寓的居民是在15年前遷入,共建有14座及1千610個單位,居民人口約6千餘人,是一個高密度的住宅區。

發展商允派人解說

居民協會副主席何福華表示,發展商在上個月28日與上述二造舉行的對話會上,答應先交出吉隆坡市政局發出的動工準證及大馬公共工程研究學院報告書的副本給上述二造,以確保有關工程不會對週遭居民構成負面影響。

經過上述二造向士布爹國會議員郭素沁申訴,並由郭素沁在新聞發佈會親自撥電向屋業發展工程經理陳先生交涉後,發展商同意在明天(8日)下午6時派出工程師向居民解說大馬公共工程研究學院發出的工程研究報告內容。

“發展商在未動工前,應先建好預防措施,不過居民在三天前看到工程有動工的跡象,他們擔心有泥瀉現象,所以向我們投訴。我曾聯絡市政局副總監朱基菲,可是後者卻表示無能為力,理由是發展商已取得市政局發出的動工令和有關報告書。

“我當時有問他為何不給居協一份報告書副本或是否有採取安全措施,他卻聲稱此事已交由公共工程組部門處理。”

發展商指報告書屬機密

何福華說,當他們向發展商索取大馬公共工程研究學院報告書時,後者卻指有關報告書是屬於機密文件。

他說,他們的要求很簡單,即只要發展商能出示有關報告書,就不會阻止他們開工。

此外,郭素沁透過手機撥電給屋業發展工程經理陳先生時,也向他表明市長在上個月答應發展商必須先取得大馬公共工程研究學院報告書及向居民匯報地質安全情況後才能動工。

然而,陳先生回應說,最近施工的地點有60%的範圍不是靠近公寓地帶。不管怎樣,郭素沁準備安排各報媒體出席明天由發展商向居民發佈的匯報會。

They didn't show us the Ikram report also on last Friday meeting, said even if they show us the report we (Bukit OUG resident) also don't know the technical things....Some more their engineer super no manners to scold resident...very loud and scary! shakehead.gif I can smell a very strong smell of gunpowder in this meeting between the developer & resident I never saw before.... shocking.gif

Kiara & Rainz been stop pending Ikram report. And then Trinity said Z Res got the report from the Ikram already & DBKL also allowed them to start work. The problem now is the Datuk Bandar promised Bukit OUG condo residents will let the developer start work once the Ikram report mention the place is safe for development. But how come DBKL didn't inform Bukit OUG JMB when the report was came out? JMB felt that maybe there are some that failed in the Ikram report. That's why they scared to show us the report.

Trinity Group allays worries of condominium residents

TRINITY Group Sdn Bhd, developer of The Z Residence condominium project in Bukit Jalil, Kuala Lumpur, will take steps to ease concerns raised by residents of the nearby Bukit OUG Condominium over the impact of the project's construction.


In the past month, the residents have raised concerns over a number of high-rise developments in their midst, saying the various high-density projects in the neighbourhood would worsen traffic congestion there.

They also raised concerns over the hillside projects citing fears of landslides akin to the Bukit Antarabangsa tragedy in 2008 where five people were killed and 15 bungalows destroyed. Apart from Trinity Group's The Z Residence, other projects in the area are Exsim Development Sdn Bhd unnamed four-block condo development and Kiara Resources Sdn Bhd's Kiara Residency.

Trinity Group's project will comprise four blocks, each over 20 storeys, housing 1,136 units to be built on a seven-acre (2.8ha) freehold site while both phases of Kiara Residency will contain a total of 1,060 units built on five acres of leasehold land.

It is unknown how many units will Exsim Development's condos contain, but according to a signboard onsite, the developer had applied to Kuala Lumpur City Hall (DBKL) to raise the site's density from 60 to 500 people per acre.

Trinity Group managing director Datuk Neoh Soo Keat said among the measures, the developer will build a new road which is the “missing link” between Jalan BK 1/20 and Jalan 4/155 to avoid future traffic congestion and take steps to reduce construction pollution.

"The new 800m road access will cost RM3 million," Neoh told reporters at a briefing on Thursday, July 14. The new road is expected to allow passage of larger vehicles and shorten the travelling distance from Puchong to Bukit Jalil via the Bukit Jalil highway, he added.

Exsim Development whose project is next The Z Residence, will also surrender part of its project's land area for the construction of another road to link Jalan 5/155 with Jalan 3/155A.

Neoh said Trinity Group would cut the sandstone slope gradually, one metre at a time until it is lowered from its current 23.5 metres to nine, to improve slope stability.

"It's generally a stable slope because it's a rock formation," he said.

The Z Residence's platform will also be lowered to the same level as Bukit OUG Condominium, he added.

The project's civil and structural consulting engineer Jurutera Perunding Alphareka Sdn Bhd director Looi Koon Chew said the slope will be cut inwards so that any loose soil will fall into the project's compound.

Trinity Group also plans to ask for permission from residents to set up hoardings in Bukit OUG Condominium's parking lot bordering its project to trap any debris from the slope-cutting exercise, said Neoh.

Lastly, it will also impose measures to control water and air pollution from its project and expects to reduce pollution by 70% to 80%, he added.

"We have slowed down our earthworks and have started ground protection," he said.

Neoh also said DBKL would reveal the Public Works Institute of Malaysia (Ikram) report on the slope's integrity to residents and the media on July 27.

Is this the way they gonna to link the road between Jalan 4/155 with Jalan BK1/20 (800m) to access to Bukit Jalil Highway?
Actually I think this new link not help much ler, because currently we already can use that road go true to behind low cost flat
to access to Bukit Jalil Highway but cannot direct to Puchong. At least they build the traffic light at Jalan BK1/20 beside
Mercedes showroom there can direct to access to Puchong and no need take long way to make u-turn at traffic light TPM.

another road to link Jalan 5/155 with Jalan 3/155A. But how's they (Exsim Development) gonna to link those road for just 200m? hmm.gif

This case exactly same like to those future development beside the Sg. Kuyoh. I think 3 condo buyers better ask developer to do more safety & stable protection wall beside the river.

Just paint the outlook of CL, L1 & G first.
Adrian called me to discuss abt this since today noon,
he needed me to make the concept image to
see the out come result. 2 colors mean combination.
Some area will be White & some will be Grey~
Currently, inside car park still not sure wanna paint or
