Yeah those in iproperty everytime call they will tell u its sold where i doubt they actually have a unit for sale.

Well as i said i only need you to recommend 1 (One) newer apartment whereby a 1200sf unit selling less than 200psf?

Even OG HEIGHTS 950sf without balcony are going for 250k smile.gif.... UNION Heights 1200sf 300k..... Since you're familiar with iproperty check that out smile.gif

If you understand me pls do not repeat there are sound pollution because only a small portion facing the LRT Track not ALL.   biggrin.gif
*
if you search from iproperty properly, you can find many apartment selling cheap. for example:

www.iproperty.com.my/propertylisting/916295/Jalan_Ipoh_Condominium_ForSale

www.iproperty.com.my/propertylisting/982541/Subang_Jaya_Condominium_ForSale

there are more la...the rest find yrself.

OG HEIGHTS and UNION Heights is located different radius liao as not too near to the future LRT and management much better as does not look old like bukit oug. somemore the density in bukit oug is too scary la. when i passby there i feel like a "bees nest".

anyway, if the LRT track is not so close, and LRT project really can be completed few years from now, i think bukit oug still can rent to those aim for lower rental with convenient place. but own stay, i think jia lat a bit la.

What have they done!!  Our next door million year old forest is now completely gone even though it was just a slice after the Kesas Highway.  Its Sad no one cares anymore.

Actually we do care, the residents & JMB of Bukit OUG just had a press conference with YB Theresa Kok & we had discussed this matter of the danger of slope development & riverside development, apparently the slope next to our condo is slightly more than 80 degrees. It is almost vertical already & these developers still wanting to build high density condos on that slope. About riverside development, there is a guideline by DBKL for such development that there must be certain distance away for the development to take place but the new ones we have here have certainly bridged these regulations.

Another thing, the river in front of BUKIT OUG is called Sungai Kuyuh & the land next to it used to be reserved forest & the title was sold to these developers couple of years ago.

Above is the information that I gathered from the press conference which took place at 10am - 1115am 2011/06/11.

And the residents & JMB are going to make a protest at DBKL on Monday 2011/06/13, 930am with the presence of YB Theresa Kok.

bro, ur references all lose to Bukit OUG Condo lar....1, no LRT station...just bus station. 2, Leasehold.... 3, small square feet but expensive...

* Bukit OUG, largest Square Feet, "FREEHOLD",
* LRT STATION (very convenient to the residents because if just got bus station only able to go to short distance area but instead have LRT station then we can go to the WHOLE KL when the MRT project completed also)
* Reasonable Price
* Only facing LRT line view unit will get noice polution but not happen to all Bukit OUG Condo units.

If the noice polution is a big problem in this case, I don't think the condo value will keep going up start from 120K untill now 230K. flex.gif

Thats what I thought, it should have remained forest reserve. I recall walking past the forest and notice that the undergrowth and shrubbery resembles the forest in Taman Negara when I was jungle trekking there. Do the authorities realise the value of maintaining these forests in a living enrivonment. It doesnt mean that development cannot happen, you dont have to carve everything away, leave at least a tract of the valuable green. Just because someone wants to make easy money from the LRT, they think they can do anything they want. Good job ... JMB and residents to protest at DBKL. Wish I could join!

buyer prefer freehold apartment is because they want to stay there as a home thus there is chance for fliping coz you can sell high to those seeking for a home. but, investor that only aim for renting would not care much on leasehold or freehold status. this is because your renting would not be higher due to its freehold status compared to leasehold status.

as I mensioned ealier, bukit oug for own stay is jia lat and peole want to stay there just because of lower renting.

well, you might said currently you stay there as a home, y cannot stay there as a home? this is because the price of the condo is cheap. it means that hard for the condo to flip for higher price. Moreover, home seeking is more looking into the environment, including the condo condition and not mind paying more money.

Ermm i guess you're totally pasar fella who are trying to be a pro here.

Property is not about just buy and sell so simple. And do you know what is the current rental here? Since you're so good with iproperty i guess you havent found out yet. and i dont stay in bukit oug i've a few there to collect rental only.

If u ada belajar enuf. Not many ppl cannot afford those 1/2mil property. 200-300k prop are the most accessible for majority of people.

Lately there are plenty of transactions here either for own stay / investment. Guess what last year when i bought it at 1**k people say are you crazy? this place is dead no hope its dead town. My friend even stop me from buying so many units. I buy here is because i know there are changes and there are new infra and new projects will be coming in.

Even those who buy 1/2mil house here they are still living in bukit oug, no matter what they claimed that their project in bukit jalil but infact they cannot escape this word bukit oug.

Imagine this happen to those so called high-end projects

Friend : Where do u stay now?
Me : Bukit jalil (Kiara residence, Z, Rainz, Seedz)
Friend : Oh really? which part? near stadium ah
Me : err near the LRT extension, tmn esplanade there
Friend : Where is the LRT? sri petaling or bukit jalil?
Me : Ahhh... do u know bukit oug? the white colour where u can see from kesas
Friend : I think i roughly know

You cannot missed this bukit OUG it is the landmark smile.gif

Now is just the new beginning biggrin.gif

You guys are really good at defending the turf.  rclxms.gif Has this PJguy been inside Bukit OUG apartments?  How can he even compare the 2 ugly places to Bukit OUG?  Do you know that the layout and finishing of our apartments are on par with the Taman Desa Faber condos.  Let me tell you these apartments were not cheap when first developed.  The 1448 sq ft condo was launched at 180K and this was like 15 years ago and going back in history these were snapped up by Singaporeans for investment however because of the recession, the Developer, MBF went bankrupt and because some of the blocks were not completed which resulted in the decline in the price.  The only problem is the high density and the upkeep though it has improved now.  I looked around at a lot of condos at the 180-200K range in the year 2000 and places like the Taman Abadi condo which looks nice but the master bedroom cant even fit in a full bedroom set, the same with Pantai Hillpark (lower range phases) and Bukit OUG beats them on the layout and additionally with high ceiling.  Where else in Klang Valley can you get a 1448 sq ft condo at this price?

While I'm on this, I hope the JMB will maintain the colour (white) of the outer walls when repainting.  Please do not use bright colours or this will bring down the value.

Yeah, our main concern over the new development is to avoid disaster like the one in Ampang from repeating.

As far as I know, my unit is freehold & my unit is in block 13.
