Hi all, I am just curious how much your property agent charge you for the 2nd year agent renewal fees?is it reasonable for the agent to charge half month of rental fee?

5-7% only
After 1 year u don't need to deal via the agent already

Do u mean he only charge u 5-7% for the first year? My agent charge me for 1 month rental for the first year..

Now the 2nd year, he charge me half of the month rental

How do u continue rental agreement with current tenant without go through the agent? can teach me how? thanks in advance

your tenant paid monthly direct to you or agent? 2nd year onward i deal direct with tenant

First year always 1 month
Second year half month is good

You must ensure communication is done via yourself to the tenant directly

Means start from 2nd year, you settle everything yourself including preparing new agreement and go stamping by yourself?

Got pros and cons. If you go through your agent, then he will charge you when tenant wants to renew. But in this situation I will get the agent to kau tim all the small repairs, replacements, chase tenant for payment etc. I will just give instructions to agent and he will bill me the costs. This is good if the property is far away and you don't have the time to do it your self.

If you liaise direct with tenant, any renewal no need pay agent but tenant will kacau you to fix this fix that etc.

I think it is quite normal
But actually you can just renew yourself only

No need go through agent also
They also just use the same template amend the date only
Like that can chunk you half month rental as commission already

Of course need to pay for the service if the agent settle everything for you. But during last whole tenancy year, whenever my tenant has problem in the house, tenant will directly contact me and I have to travel there myself to settle for them.

So what my agent only do is just preparing the agreement letter and go stamping. And now he want to ask for half month rental for commission, do u all think reasonable ?
