it is NOT the lawyer's job to negotiate for direct transfer

it's entirely developer's right and obligation to transfer to the existing owner (the defaulter) following the T&C of the SPA between the developer and defaulter.

developers who do direct transfer 'skip' one step by helping buyer save stamp duty and therefore open themselves up to being pursued by LHDN.

there is no 'more common in reality'. it's entirely depending on developer.
