Investment Selling house to tenant

Good day

I have 1 house that I'm thinking to let go.

However it is tenanted, and a good tenant is living inside.

Wonder how is the procedure if I want to offer to sell to the tenant?

And what should I do/expect if he/she doesn't want to ?

Maybe can let them know more about it, they might be into buying it as well.

have to carefully find words

scared it will spook them n make them leave which is not quite ideal since they are very good tenants

can try developing a good rapport with them first, like what i did with my prev tenant to connect even more

don't bother to even offer to your tenant. chances are low that the intention will match.

advertise somewhere else, only if he ask then you mention.

if he knows you are preparing to sell, he may start looking elsewhere to continue renting.

what so difficult. just ask if tenant is interested to buy the house.
usually tenant if stay long, they like the area/place. if they can afford why not.

when you ask them. they wont reject you. they probably ask you, how much you are offering.

i have tenant asking to buy but mostly is also landed property. not condo.

Usually tenant will offer low price, citing 'long term ' friendship with owner.
Due to the counter-offer to and fro, will cause sour / awkward relationship from then on.. Yeah advertise to public with a price that u want.. It is up to the tenant if he can accept, albeit with some discount from saving on brokerage

Personally better don't sell to existing tenants...

They would somehow low ball you....

Someone I know faced this issues.... Sold below the area selling price....

Because of "friendship" with owner for years....
