Okie....
After a few days of RnR to recover...and gather my thoughts... This isn't going to be easy.... Let's just start with a caveat...the township master plan isn't out...or at least I haven't seen it...so what we can see is phase 1 of the entire development but no idea what's around phase 1 2nd, the land elevation is pretty good. Phase 1 has good elevation starting from the southern part moving downwards to the non landed low rise section. Yes, there are 2 types of units in phase 1, landed and non landed (low rise, 5 blocks). Attached a topology of the land. If I recall correctly there are 2 big water retention pond and another small 1, river like next to phase 1, next to the low rise. Land size is 55 acres. Total units is 1,085 with landed parkhome at 442 units and 643 of non landed. The low rise if I recall correctly has 3 level of basement car parks to raise it on par with the landed. There are 3 swimming pools, 2 located at the low rise and 1 at the club house located further away. Did I mentioned the land size is 55 acres? Please note all the landed design don't have a bedroom on the ground floor. I feel this isn't right although there is a courtyard which is a place where you can build a lift if you want to. The corner / end lots units comes with lift. Think PPSB is experimenting using lift to overcome the absence of a room at ground floor to free up valuable space. Also note the wider 24ft has a double volume ceiling at the living hall resulting in the principal bedroom being push up to 3rd floor. If you don't have a lift, you better have strong legs and fit to go up and down. Take the smaller 22ft, at least that one principal bedroom is just 1 floor up. For the low rise, the layout are very nice even for the smallest 1,6xx sqf unit. It has 3 bathrooms.... yippee.... ππ All bedrooms faces the facade so no dark hallway or air well. Anyway, the condo villa (they call it) aren't super tall structures, so even air well is likely to still get some sunlight. Can't recall how many floors for each block but block C is the crown jewel with big size and private lift lobby ala Park Regent. For the low rise, I think it's a pretty good deal. Good layout, garden units are beautiful (except maybe type C, too many pockets garden), not too dense and nicely landscape. And the entire development comes under MBPJ Now comes the not so nice part. I can't help but feel something is amiss. It doesn't feel like it has DPC DNA in it. 55 acres for a single phase feels too big. The community will feel distance between 1 and another. And there's no bicycle lanes or did my eyes miss that out There are 3 swimming pools, 2 entrances and ppl will gather in there own corner without seeing others in the same phase. And where is Waterfront? Can I walk to Waterfront after my jog or to grab groceries? The 15 minutes township, remember? I recall Joseph Lau once mentioned in an interview by The Edge "Residents won't have to worry about their children going to the playground or swimming pool alone, as these areas are contained within a secure, small section of the development. In places where more than 300 units are developed, residents might be concerned about the whereabouts of their children. Here, however, itβs a small, safe haven.β And for the pricing, it might be worth having a 2nd look at DPC subsale units. Yes, they might still be higher (might not be if you take into account of interest during construction), older and smaller build up but at least you get to touch and feel and it's fre...d.
