Need a court order.
Expensive but legal. If forcefully evicted, the occupier can sue back leading to more expenses. Consult a lawyer for this. |

Hire some 'legal entity' to do the job normal people like us cant do, and make sure they undertake all legal liability with whatever they want to do.
This is a more effective way to deal with people like this. |

Whichever route u take, ensure that the occupier sign the letter to vacate voluntary to protect yourself. Otherwise, in months or years later, the occupier can sue u back.
That's why banks cannot simply kick anyone out especially after they defaulted on the loan. This is true for residential properties which has higher protection for tenants. If commercial properties, u can kick them out legally with just a simple letter and lock change. That's what my lawyer said some time back. Only residential, u at the mercy of the tenant. That's why some owners would prefer the court order route which is not only expensive but legal. |
