it can be condo or apartment or even flat.

the most people want and can afford to buy currently and in.d near future

please share ur opinion here too. Why current trend like that?

i mean MOST PEOPLE WILL AND AFFORD TO BUY

If I can afford I’ll definitely go for 1200 square feet minimum

But with the current price of condos and the maintenance fees, it’s most practical to get 900+

for me, 1200 is a bit small. 1400 just nice, because will has one additional room as a storage room.

I agree, utility or storage room is such an overlooked part of a condo

I’ve seen a few big units that are very good for own stay and are still not super expensive

But once I see the maintenance fees hitting RM800 a month, I can’t say that it’s worth it anymore lol

yea, this is the bummer. Maintenance fee... if within RM 500 i am still ok. However, having a storage room is so so so essential, because at least got a proper place to keep stuffs. Especially now so many of us kept buying from Shopee biggrin.gif

sadly i went for landed strata title..due to the headache i face in individual title, neighbour simply park their cars, their cats/dogs poop outside of my house.. and many more.

At least now i pay maintenance fee but there's rule and regulation.. and also it is also more attractive to the current gen buyer

Then go ask about maintenance of the place.

Bigger the unit, higher maintenance fees you pay. So no one size fit all.
But trend is towards smaller units about 800 sq ft these days. Easier to sell and lower monthly maintenance fees

But most important is the management of the property. Big or small doesn't matter. If JMB not working or owners not paying, then vomit blood. Leakages or paint work terrible state. Lifts are also very expensive items. If sinking funds not enough, then no money to repair. Residents suffer. Some owners don't care. They rent to anybody...from foreigners to whoever and "forget" to pay maintenance fees.

if you want to have an exit strategy, you need to have at least 1000sq and above. Usually, people buying subsale is for upgrading. Those smaller sizes might be less desirable.
