If u ask any Penangnite, they will say anywhere above 10 mins drive is too far. So, with such thinking, they only buy places near mall's, schools, commercial hubs and transportation hubs.

that's why URA want to implement..if the projek x laku, mati, new projek will get and more come in, that's the business economic..that's my opinion la..who will get profit? right now don't talk about economics la..talk who will get more profit lol?? people or developer? government? i don't know..right now also i rarely go to mall, just buy on9..watching movie also on netflix and disney

Mall untung besar. U imagine each sqft of mall gives the best ROI. One retail shop in mall can make rm30k above easily as bare minimum to be profitable.

As management of the mall you charge rent + commission on sales+ management fees .. if u build other kinds of building u only charge rent plus the sales not as good as malls
