🇲🇾 2 Years of Unpaid Rent — Even “Possessed by Ghosts” Became an Excuse?! This has got to be the most outrageous excuse I’ve ever heard! They’ve owed rent for nearly two years, ignored three warning letters ⚠️, and still refused to move out, with all sorts of excuses and empty promises at us! Can’t find a new place, kids need to go to school, racism, got scammed by a friend 💰… You name it, they’ve said it — anything but actually moving out. But rent owed is still the fact. Landlords also have mortgages to pay, families to support, life isn’t easy for them either. We obtained a court eviction order — not to be heartless, but to help the landlord take back their own property. We still gave the tenants one more month to find a new place and move out… at least giving them some buffer time, while helping the owner regain their rightful property. usually i very cincai boncai, as in i dun even bother keeping my room tidy but when i end contract i always clean properly and take video, because i dun wan the landlord to have any reason to deduct my deposit

If 6 months u already should know it's gone case. So take the extreme option. Tell them u sold the house and renovation will start soon. For landed: Give 1 month notice, renovation will start on xx date. Rent a bin and put in car porch or block entrance. Buy sand and cement bags from nearby hardware store. Ask them deliver to the house , put at car porch. Remove all utilities. For condo: Inform management block the cards. Say wan do renovation, give deposit and get the renovation permit. Tell them house sold, want to do renovation. Give 1 month notice. Stick the renovation notice on the gate. If they hvnt start moving, hire some friends to act as contractor say want go into the unit to check and do renovation.

That's the reason i give up on property rental in Bolihland. So much trouble to evict tenants. In Australia, this tenant will be blacklisted in a national records whereby they will not be able to rent properties in the future. In the country! THAT, MY DEAR MALAYSIANS IS THE WAY TO DO IT!

saw this video while doom scrolling then remember that my neighbourhood recently got this family moved in and buat kecoh alot lol i wonder if its them, i nvr see them whole family before but they also park their stupid ass 4x4 like a moron and block the entire road already hated them liau 2 years no rent kekwa the whole process can only jalan after 2 years no pay rent. 2 months no pay cannot action anything but 2 years lels LL also sure relieve as fk now that this is finally over.

Filtering is the first ring fencing.
In the event of arrears, always follow up with written notice 123 with time bar to each ie 14 days. A supplementary table will be great. No more than 3 months in arrears, kick start eviction, get a lawyer to file with your notices.
Notice of arrears you can write yourself, lawyer punya ard rm75 per service.
Make sure you include contact/ correspondence points ie email, WhatsApp no and address in your TA clause.
